Q: Hey people, I’ve heard about the new super corridor being developed in Indore. It appears to have had some effect on real estate prices in certain places. What are the localities in Indore which have been positively affected by this project, and how is the present real estate scenario in Indore?

Hi. Indore, being the biggest city in Madhya Pradesh, is being rapidly urbanised. Large pockets of rural land are slowly being transformed along the super corridor. The proposed Inter City Bus Terminal (ISBT) is expected to uplift the existing transportation facilities in place for the citizens of Indore. A railway station is planned as well close to the prime MR-10 road, which is connected to the super corridor. New shopping malls and other commercial establishments are being developed along the MR-10 road. Napania, a locality lying on one side of the Indore-Bypass Road, has seen the property prices rise over the past few months.

To answer the first part of your question, localities such as A B Road, Bengali Square, and Mahalakshmi Nagar inside the city have positively appreciated in terms of property value. The super corridor road, and the areas that it passed along, have all seen an increase in realty value over the quarter of this year. When it comes to the present real estate scenario, I can say that housing projects are booming in Indore. This is probably one of the best times to be acquiring real estate in Indore, especially with a number of new infrastructure projects already being underway.

The super corridor in Indore is being touted as a project that will change the face of Indore for the better. Major IT companies have set up bases along this road, which connects the city like never before. Real estate prices in Indore, though having improved in recent times, are still relatively affordable when compared to the metropolitans like Delhi, Mumbai, and Bangalore. According to the Housing Start Up Index (HSUI), big Indian cities have taken a beating in terms of housing projects while tiered cities such as Bhopal and Indore have become more active in that respect.
