Project Review of Ratan pearls in greater noida extension

I purchased flat in Jan2019 and had been promised by Sales head Anil that they shall provide possession in July 2019 however RERA date is Dec2019.
Now seeing the condition of progress I do not think they shall be able to give before June 2021 if they start work after lockdown even in June2020.
Mr Anil is giving excuses on confirm possession date since Nov2019 and almost 6 month gone. They are not answering calls or email letters
Lets come together and plan future course of action.

You are right, Builder is extending the possession date without informing the customers. and it is always happening at the last time when they are near to possession date.

I heared that there was some legal issue on land of this project and the construction was stopped for some time. Is it right?

Hey Varun,
According to me, this project is 800meter from proposed metro station. This project is surrounded by many schools, such as New Adarsh Public School-approx 15mins away from this project. Shri hospital is around 35mins away from this project. Many bank ATMs are coming within 3-4km radius. Chipyana Buzurg railway station is around 3Km from this project. Apart from these, many proposed infrastructures are coming within this sector.

In my point of view, this project has subvention mode of payment. For which Tata capital Housing Finance is only approving loan . In this plan-You have to pay-10% for booking, 80% -Bank will provide loan , 10% - At the time of possession. Builder will pay interest to bank till project possession on behalf of buyer . Apart from this plan, if you want ,you can loan from HDFC Bank, ICICI Bank & Axis Bank.

I came to know from builder, that Ground floor of all 4towers are dedicated for vehicle parking, 1St floor is designed in the way to become a natural park. And from 2Nd floor apartment are constructed. This whole gated community project has podium based theme. This project has unique modern features & high class amenities.

Hi Mr Varun,
As per my knowledge, the construction work is on full swing. Currently up to digging completed. This project has spread over 4.5 acres of land, with 4 towers approx. Distance between every 2towers is 50meter. Which is a unique sign of this builder. Each tower has G+27 floor apartment. Builder used some unique techniques in this project to make in eco friendly & different from other projects.

According to me, Ratan Pearls is one of the popular residential project in Sector 16, Greater Noida. This project is located in a developing prime residential decent location. This project offers 2BHK & 3BHK apartment, area ranging from 1035 sq-ft to 1874 sq-ft. Builder quoted price is around 3520/sq-ft. Expected possession of this project is around 2019 Jan.

I am also interested in this project , But i had doubt in builder. But when i spoke with my friend ,who is from that locality ,he made me clear.
So As per my source The Ratan Housing Development Ltd. was founded in 1987. In 2004 Ratan Housing Development Limited, an ISO 9001-2000 company came into existence and in last few years company has extended its activities to Lucknow, Pune, Navi Mumbai and Goa. Till now the company has built of more than 2.5 million sq. feet constructed area. They have had privilege of providing homes to more than 2000 families and work place to professionals and entrepreneurs.

This is a low density project planned and there will be power back up, waste disposal, club, wi-fi, swimming pool as well as amphitheater and play areas for kids and adults. Multi tier security is planned, covered parking ect..

well since this project is under soft launch, no banks have confirmed as such and after the construction starts the banks may also approve the project... builder is ok has delivered many projects but in small cities like kanpur, pune and lucknow.

Hi Debanjan, the ongoing rate is approx Rs 3100 per sqft all inclusive.. they have options in 2 bhks, 3bhks and 4 bhks, what configurations are you looking at?
