In L zone there only society can sell their project because land status is agriculture so there is no approval so builder can not sell their projects,and keep following points before investing in l zone
1-check registration of society and back ground of promotors,
2 always check the registry paper of land parcel
3-Check the locations of land parcel as it would decide your land

BE careful,there not plots in approved area available for sale,almost 80% land of this area to sold out to builders and investors,plots are available in unapproved areas,
There are good opportunity in this area for investment and this is the best place to invest but INVEST IN RIGHT PLACE do not be lured by some offers,discount and assured returns,.
Builders can not sold their project in L ZONE as they can not do ethically if this would be story Top class builders would start selling their project as every one love money. Land status is agriculture so builder can not sold unapproved projects and but societies are taking only land cost for purchasing land only society model is acceptable at this moment. Beware of small builders who claim their big background,offerring lucrative assured return and selling their project twice,, Check the background who claimed more than 55 project delivered ask him HOW MANY THIS BUILDER DELIVERED AS BUILDERS
guys,L zone is in delhi and every piece of land is connected ,i know because live near to that area and all villages have good connectivity but within 6 years there would be an international level infrastructure

Guys, According to the Master Plan, nearly 24 lakh residential units will be expected for an predicted 23 million people by year 2021. On an average, the space required per person would be 40 sq-m, covering about 920 sq-km of city or location for the projected population.
In my perspective, right now, privately owned area is all the more in Delhi which is insufficient to take care of the demand. Thus, it has ended up vital that new zones be opened up. This policy will illuminate the intense lack of area in Delhi and make the capital a world class and economical city. What you guys think of it???
Yeah SantoshTR, the concern is the time period which these areas may take to develop. In Raipur, where a similar scheme is prevalent, the basic infrastructure is already in place. When it comes to Delhi, social fabric and basic road infrastructure seems to be missing in areas such as Narela, Nagafgarh and Khanjhawala.
I will neither say this is a developing location ,suitable for investment, in same time nor I will say development authority has full control of this location, so you can invest here purchase for future construction. Why I am saying because I think it will take 2-3yrs of time to develop this location. Some times you may encounter with plot litigation.
Future of this location is not bad ,not good even. If you are buying plot, you have to wait 4-5yrs. If you are buying to construct your dream house here ,still then you have to wait for 4-5yrs. And one more thing as per sources, it is quite hard to find apartment in this location, only plots & plots are available.

Right now there is only standard infrastrure in L zones but there is well connectivity bro,,this Delhi property and u can reach any corner of delhi but MOU is going to signed with Spainish Country for infrastructure development if this happen even 50% works done ,it would be great investment,,for more clarity and any update call Bhuvnesh.
The DDA will be planning the city to accommodate the increasing population and be a self sufficient area and so 5 hospitals are planned to take care of the health care in the area. 53.6hectares of land will be reserved for educational facilities
Security and safety will be given prominence and 13 hectares are reserved for police station, police lines and jail while 15 hectares is planned for fire stations.
To have a healthy communication facility 2 plots each are planned for post office and telephone exchange.
There is already existing sports facility in 17 hectares of land which will be further developed to include new sport centre and district sports centre.
Yea, DDA instead of directly acquiring the land has come up with this policy so as to prevent the selling of land without the owner's consent. Under this scheme the land owners surrender their land to the central pooling and become stake-holders to the proposed development on their land.
Once pooled the landowners get back 48% or 60% of the surrendered land as developable land and the rest is retained by the DDA for infrastructural development.
There is not much risk involved in investing here as the area is near to the west delhi which is highly developed and has future growth prospects as well. There is plans of the KMP expressway to pass through a part of the L zone at Dhansa border. Reputed builders are active here and are looking at the area with very positive outlook. some of the builders here are: DLF,MGF, Express, Antariksh , Anant Raj and Supertech.
zone L also called as west delhi III is located in the south western side of Delhi and consists of villages beyond Najafgarh area and till the Gurgaon border. It covers a total area of 22,979 hectares of land and shares it boundary with gurgaon, Dwarka and the NH10. This area lies to the left side of Najafgarh drain and is coming up with planned development.

The zone is the single largest zone under the Delhi Master Plan 2021 and is already poised to growth.. some roads are already existing and there is ust the need to widen and redevelop those roads to accommodate the projected population. zonal plan is set to be released that sets apart areas for green belt, water reservoir and other stuff as well as separate areas for residential and commercial purposes. The main area is najafgarh which is already seeing quite development and moreover there is proximity to south delhi, gurgaon and Dwarka to boast of.
Please do check the land area before buying land here as the zonal plans are yet to come and almost 900 acres is for water reservoir and one needs to check if the land will be acquired by DDA for the reservoir.
