Real Estate and Property Locations in Hyderabad

Q: Hi people! Can someone tell me more about the present condition of the real estate sector in Hyderabad? Also do run me by some of the good localities that I can look at for buying a good apartment in a well-maintained society.

Hey there. As is seen all over India, even Hyderabad faces the trend of citizens slowly moving into apartments from independent houses. You can avail of good flats in excellent societies for a much cheaper price if you don’t mind staying a bit away from the city. Hyderabad is a rapidly expanding city, and surrounding villages have started turning into suburbs that residents prefer because of the free space and the clean air. You can check out flats in a locality like Medchal, which is slowly turning into an all-providing suburb. Kondapur and Shamirpet are also some other choices which offer good apartments for relatively cheaper prices.

Infrastructure projects like the Hyderabad Metro Rail and the Animation and Gaming Park are being developed every day. The areas where the Metro runs through will probably appreciate in property value as soon as this project is complete. Remote areas, which were once villages, are now easily accessible because of the newly-laid Outer Ring Road (ORR). The ORR is also expanding to connect other region surrounding Hyderabad. The real estate prices along these areas are going to be steadily increasing. I don’t know much about good apartments since I live in an independent house myself. However, I can tell you that there’s a huge number of apartments available in newly-developing areas such as Miyapur and Kukatpally.

Hello! If you’re new to Hyderabad, then you may not know of the recent political situation which had caused something of an economic standstill. Things are much better now, and the real estate sector is up and running once again. Since you want an apartment in a well-maintained society, I’d suggest you to look at newly-developed localities such as Madhapur and Gachibowli, where the property prices are still lower compared to what they were a year back. If you want closer access to the city center, then you can look at established areas such as Somajiguda, Khairatabad, Jubilee Hills, and Banjara Hills. These localities are your best bet when it comes to excellent housing societies.

present situation is stand by - buyers and sellers are looking for right time. There will be surely price hike in 6 to 1 year, any delay could be because of telangana govt lack of policies.

good places to invest near around ITIR zone - Mokila and pocharam affordable and potential returns in 2-3 years (adibatla takes lots of time for good returns)
