Aliens group made our dram of own house into Reality. They were allocated flats to the people who have bought the flats from the aliens group. The architecture and environment of Aliens space station is good and we are living happily. Aliens Elite also comes with modern security technology so the safety standard is very high.

This is really good project and i surprise to see the decipline this builder has on looking into each and every aspect of the apartment. I can see innovation in every flat design, Private carridor for every apartment, larger size door ( beautiful look to the house ), no pillar & beam visable when you enter and good ventilation by using good glass usage.

Hello Venkey. How are you? Seems you recently joined Aliens Group. We are with Aliens Group since years, and absolutely agree with you. There is 100% innovation in every flat design, private corridor for every apartment. I totally agree. Let me take opportunity to explain in detail, starting from door.
Can you visit my flat 482 - Station 13? And repeat the same words? This is my flat and it is registered in 2012. Till now they didn't handed over and used it as Mr. Venkat Challa's office.
Court ordered to hadnover with all aspects completed. Sent an email to Hari Challa, Venkat Challa and to Ramesh., with detailed report of all the issues. These people said that the flat is complete and ready for handover. But in real, they lied again
1. The hinges of the door was broken. The door handles are totally in bad state. Supposed to get the Biometric system but nothing is provided 2. Fire Safety - In Sept 15 visit, the sprinklers are visible. In my Oct visit they removed.
The list continues, if you want the complete details, ask your management for a copy of the list. And, of course, the list is already submitted to the court as well. Justice will prevail

My experience with The Aliens Group/ Aliens Valley was absolutely amazing! From the beginning to the end; I was treated with respect, all questions were answered in a timely matter, help was always offered, and I was constantly kept in the loop of anything going on with my home buying process! She is a paid employee or closed her eyes and writing whatever she remember at the time of purchase since 2006-07. No use of discussing or commenting the people who cannot show any proof.. Ignore the comments. Madhavi, my flat is in station 13, 4th floor. Check the flat and ask Aliens Group why They didn't gave handover still. Then recommend anyone whom you feel as your enemies. Only if you want to show grudge on your enemies you will recommend SS1 for them.
Never fall into the trap again. They can make foolish statements saying heaven on earth. Once you start trusting them no one can save you. They still not understanding the pain but just want to construct SS1 from customers money ONLY. All the investments paid by the customers were utilized for their lavish expenses and other activities but not for construction. Now asking customers to support them without any shame.
They are calling customers not to mingle with other customers but to support the project. They also says that both customers and builder are on the same ship. In fact, they didn't understand that both are on different ship, and customers paid for ticket, and the builder is not allowing them to enter. Builder is asking more and more money to enter into the ship., which is an illegal actiivty. Totally blaming the customers only for their mistakes happened so far, and not for constructing SS1., which clearly shows their unethical process. Now they fallen on HUB.
I have sacrificed family and Life went to onsite years together to earn money to purchase the dream house and settle in life, invested everything in Aliens but now there is nothing left everything blank. when I look back in my calendar just gray no wife no kids and no life just ran behind the money, if I look into future even that too worse no money no dream house. I dont thing you and your AG people are deserved to talk anymore, Another Cheating case filed in Madhapur PS for cheating case vide FIR No. 636/2014 for selling same flat to 2 owners (duplicate sale). They went to High Court and got the bail case is continuing. You dont have any justification and business ethics, if I am not correct soon ur going to wrapup ur business because there is no one is left to fall in your trap now.

Visit all the bankers and not just one you decide to get loan from and get to know why most of the banks have stopped loan to Aliens are not really making me feel this, I see some other intent in it. When the builder has 2182 apartments to be sold and out of which some % is landlord share, you would like to comment 3000 families as victims ,when we have not more than 1300 customers, I dont understand your intension beyond giving judgment of 2-3% complete flats , You also want to comment on behalf of banker without knowing any intent of them and when new customers getting their loans from nationalized banks. If you think you have clear intent in suffocating the builder with this approach, I should tell you that you are not only suffocating us but also all the good customers apart from your group.

you mentioned 2182 apartments but what about hundreds of customers who were forced to cancel to be at mercy of you for getting their money back and what about flats you sold to multiple people at the same time. Is there any trick in this world you haven't tried to force existing opt out to sell the flat at current market price?
You guys yourself claim 25 families are living, which we all know how, out of 2182. Which comes out to be 1.4157378552 % even after 8 years. Really sorry that I gave wrong figure(2-3% )for this thinking that you would make it to this range by the time you see our post but alas you failed again.

If you have anything to say, arrange an official meeting with all customers, including cancelled and active customers,, as ordered by SP. But it is not tallying the construction. You are not required to show the calculation, but just the progress.
We are not required to talk behalf of Bankers, but we are talking about our EMIs paying regularly and to the amount paid to Aliens Group.
Our intention is clear, If Aliens Group is not interested to construct, return the money along with appreciation cost or just satisfy individual need. It is your mistake, Aliens Group mistake in diverting the funds and enjoyed the funds of customers., without putting in Construction. We never stopped cashflows nd infact everybody paid as per schedule so far unless you would cancel flat as per AOS. This is called blaming others for your failures. And if , by cashflow, you mean extortion money being asked to the tune of 80-100% over agreed amount, forget that you will ever get that.

Hello Prashant/Alok, I just wanted to bring to your notice that certain things which you have been scripting in the forum are making difficult to understand your intent beyond this. I appreciate you for using this form to make others know about your concerns and issues which you have faced though the builder, which I also will be with you for this action. Something really bothers me is what is making you to be a High campaigner for addressing people who wanted to buy the ready to take position flats in the community. Everyone in the Industry knows that the builders have seen a tough patch In the last four years, it doesnt mean that your things are not to be addressed, I also wish on behalf of you that things have to be bought to a good conclusion from the Court you have approached.
You guys will never be able to understand pain of thousands of people who are cheated by you until you go through all that we are going through. People have paid you hefty amount and are paying home loan interest for years+ House rent and are still homeless you wont' be able to understand all that unless someone does the same to you guys(we are not that bad to wish that happen but at least want you people to be punished for the crime you have done).

We owners of Space Station 1, waiting for the meeting to be held as ordered by SP of Medak Dist, to resolve the issues of customers w.r.t Cr. No: 14/2015. Please arrange the meeting as early as possible and it would be good to get to a amicable solution ,as you expected. The meeting also makes the owners to understand the unlikely policies and options which you provide to customers where no other builder provides and asks for. Beware of Aliens Developers P Ltd., they are targeting the NRI's and IT professionals with sugar quoted words and High technical and well designed presentations. By lured by their advertisements I have purchased the flat in 2010, till now there is no construction and surprisingly they sold my flat to another innocent guy. I don't know whether you already checked with Aliens about the problems of customers or not but if you would have you would know that the problem lies with just Aliens. Instead of building the project they keep playing unfair tricks e.g. by asking extra money in one or other form which isn't acceptable at any cost be it be even 1 Rs over what agreed in AOS, by not paying monthly rent as agreed to customers in case of delays, deliberately delaying the project and forcing old customers to opt out and selling their flats at new rates, not paying the money to people who cancelled their flat after deadline passed, by threatening and blaming the owners for the delay.
We have been talking a lot in past to resolve the issue amicably and gave many such chances to Aliens but they failed to keep their promise every time so we lost faith in talk, don't want to waste any time further and want them to be punished apart from getting our money back legally unless you come

What do you mean by amicable solution ? I have purchased 2 flats in 2012 with Aliens by paying 50% of money and still waiting for my flats to be constructed. No sight of completion of the project in the next 20 years. Aliens not bothered even to respond to calls and update the customers about the progress. In the last 2 years there is Zero progress in station 4 & station 7. What happened to the 50% of money paid by customers in these and other stations ?? Where has all these monies siphoned off ??
On top of these you guys are demanding 40% extra on AOS which is totally illegal. If you are asking more than what was agreed on AOS , then whats the sanctity of AOS ?

Delay is enormous and still you want talk about "amicable" solution. Your amicable solution will not anything lesser than 15 Lakhs additional amount from owner and wait for 1+ year if flat yet to be constructed.

1. When you will deliver flat [3/6/9 months from now], irrespective of stations, will your management sign on this condition and face charges if deviated ? And with no additional charges demand from customer. 2. Give 24% to customer on principal and disbursed amount and make him to get exit from project, by "DD"

If you are really interested to solve the issues, the number of cases should go down to zero gradually with time. We will keep checking if nos are increasing or decreasing.
You are required to stop lip service and start acting if you really mean what you say. I have had several trips to HYD for so called 'amicable' solution and was treated very roughly by everyone at Aliens. They also directed me to buy Aliens Elite overpriced flat very amicably.
Your definition of Amicably does not fit ours as for you amicably means one of the below...... 1. Pay 40% to 70% extra and buy the same flat again (were you dreaming when you agreed on the initial price?) 2. Take back amount spent so far (only principle, not interest, not rent paid, not interest paid to banks), that too in 10 installments based on post dated checks which Aliens is known to bounce. 3. Buy Aliens Elite flat, which is overpriced by at least 10 lacs, forget current bank loan and start a new loan.

Moreover, the builder has confirmed that everybody has to pay the extra money which is illegal.
3.) There are many consumer and criminal cases already in Hyderabad and national commission but Aliens never bothers about that because our legal system is so slow that people become frustrated and even if the judgement comes, we get mere 12% interest on the money spent while the property cost gets doubled in that time frame. So this is no worry for them and they can drag the case forever.
4.) Whoever has bought flat in Aliens is in deep trauma as their hard-earned money
Please don't beleive on fancy photos and look for ground reality. Aliens has been building Space station 1 in Tellapur since 2007 and still not even 10% project is completed after 7 years. So think 1000 times and talk to the people who are suffering. You may visit to the site but don't beleive on what these fraudsters say otherwise you yourself will be to blamed for falling into this trap. Its not about 100 or 1000 rupees but lacks of ruppes you are going to invest so do proper investigation and talk to all the Banks and ask why they are not issuing loan or disbursing amont for the sanctioned loan previously and try to get the numbers of other owners from Aliens(I"m sure they won't give) and talk to them.
The fact is they have diverted the money collected for this project to gain some benefit and now stopped the project and seeking extra money on top of "Agreement of sale", from the existing owners. This extra money amonts to around 30% of the flat cost. Without pay

Never ever invest in the property of Aliens Group. It is not for sure how many years they will still construct the Space Station 1. They do not have concrete plans on the construction and it is only to cheat the people and ripe the fruits out of it. 100+ cases in State Commission and National Commission on Aliens Group, but still surviving in the society. 1000+ owners has been fallen into their trap including me. They would never construct and stand on their own words. Hi all, I am not financially prepared to take the burden of EMI or pre-EMI and that is the reason I had booked the flat under pre-EMI scheme, thinking that I dont have to worry about EMI till possession. Now I have lost my "peace of mind". What should i do? As the project is 1 and half years delay.
Hi Abdul, Even i have heard some bad feed back of this builder. Lot's of residents owner who has booked their flats in 2010-11 are asking for their refund.
My suggestion to you that contact a good legal adviser and follow their advice and pressurized the builder for the compensation.

In case you are not available in Hyderabad please do as soon as you come back. You may send your GPA holder/acquaintances to lodge on your behalf in case you aren't able to make it but its preferable to go yourself if you can. On my visit to the sample flats at Aliens space station, I was completely awe struck with the state of art technology used in developing these luxury apartments. The township looks like a little town in itself with almost everything planned within the gates of the township. Every apartment be it a 2 BHK or a 5 BHK is well planned and modeled with the latest technology. Features like controlling electricity with remote, options to call for the lift from your bedroom etc are very fascinating. My only concern with the project is the locality. As of now, it seems like a pretty secluded site, if someone can share more information on any malls, hospitals, schools coming up around the project, then it would be great.

That is a very apt review of the Tellapur locality in terms of investment in upcoming and under-construction projects. But, to add to the project itself, I plan to invest in the project too, and I visited the project site. There are 11 residential towers, with around 1200 high rise apartments spread around 15 floors. The price per sq. ft is Rs. 4,500, and there are 2, 3, 4, and 5BHKs available for sale. The area per apartment ranges from 1122 sq. ft to a whooping 7674 sq. ft, prices ranging from 51 lacs to 3.45 crores. For a long-term investment plan Aliens space station seems like a right choice.

If your requirements are specific for upcoming or under-construction projects, then the advertisements you see in the newspapers are worth your time. To give you an overview of the locality, this project is situated outside the normal city limits and is in the Tellapur locality. I wouldn’t say that these are in close proximity with the major hubs like Hitec city, Kondapur, Gachibowli, but it is safe to say that the distance is manageable, and the property around Aliens space station would definitely develop within the next 5-10 years. There are a lot of residential projects coming up in and around this area, and per projections the area rates would definitely appreciate, given the number of active builders like Aparna, Aditya, Manjeera Group and others in the area.
