Property trends in Banjara hills

Q: Hey, my son has planned to invest in a 3 BHK in Banjara hills. I know that Banjara hills is one of the best areas to live in when it comes to locality. But, when I was doing my research of similar properties in other areas, I found better properties at a much cheaper rate. Now, we are confused if we should go ahead and invest here in Banjara hills or move towards the IT hubs like Hitec city, Madhapur etc.

Price appreciation is this locality is not that much so Banjara Hills might not be a good option for investment. If you wish to buy for end-use then Banjara Hills is a premium locality.

According to sources, In the first quarter of 2016, Banjara Hills witnesseda fall in the price of apartments by almost 28 percent. Even the locality has faced a dropped in rental values by six percent in the same quarter.

In 2016, the rate per sqft in Banjara Hills have come down to Rs 3,058 to Rs 5,586 from Rs 4,170 Rs 7,760 in Oct-Dec 2015.

The main reason is that home buyers are migrating now to locations like Hitec City, Gachibowli, Secunderabad, Manikonda because of the presence of multi-national IT and ITeS companies and buyers usually look for localities having new developments with ultra-modern housing projects ensuring high standard of living.

Banjara Hills, Jubilee Hills and Nandagiri Hills remain on consumer choice list regardless of high property pricing. All three localities have cemented their spots on the list despite the fact that there may be fresh availability of homes in other regions of Hyderabad.

What makes these localities highly attractive to buyers?

These localities highly attractive to customers, I think due to the number of pleasant property options available. Investors are interested given that the rental returns of the locality are excessive. Whilst for end-users, it's the environment based infrastructure and calm surroundings.

Hey, just to add a little more information to what is given already; I was scanning through few articles on the most preferred locality in Hyderabad, and came across something which showed that though Banjara hills would be the most obvious consideration for properties in Hyderabad, due to the proximity of areas like Madhapur, Manikonda, Gachiboli, etc to the IT hub, people’s interest is shifting towards these areas. But, I think you shouldn’t worry about these comparisons. I suggest, if you wish to stay in a great locality with a upmarket and classier environment you should invest in Banjara hills. Even though people are moving towards other areas, the price index at Banjara wouldn’t fall, and would only appreciate in the future.

I agree with you. If you are investing with an intention to stay in the most posh locality in Hyderabad, Banjara hills is definitely the right place for you. But, if you are looking at other areas, then I believe you are open to investing in the more preferred IT hubs which provide similar if not the same kind of luxury Banjara has to offer. But, an advantage that would come out from buying a property in Banjara would be the rent aspect of the property. In future, if you wish to rent your property, you could easily quote prices ranging from Rs. 30,000 to Rs. 65,000 for your apartment (depending on the location inside Banjara hills).

Hi, like you said Banjara hills is definitely one of the premium location in Hyderabad. It is no doubt a beautiful place to stay in, but, when it comes to the investment and future benefits aspect, in comparison to a lot of other areas, Banjara hills would come out to be very expensive. The reason for this is pretty simple. Banjara is already completely developed. The prices here have already reached to a good high. I was going through the some rela estate news and noted that the price range for a good 3 and 4 BHK in Banjara would come up to be somewhere around 1- 3 crores, whereas similar apartments can be booked for 70 lacs – 1.5 crores in areas like Hitec, Madhapur, Gachibowli, Manikonda etc.
