Hi Praneetha, For investment in kharar or Mohali you must think wisely because this is a very huge area of development. BUy your property near phase-5 of Mohali. Buy your property of only good properties which are renowed names in market and has reputation of delivering there project on time. As it is clearly mentioned your question, that you are looking for investment only which give you very good appreciation. As the budget you stated include good locality then this budget is for 1BHK if you are not going for any loan.
