Coimbatore Land Encroachment

Q: So I read in the news that there are illegal constructions in areas in Coimbatore that are reserved for parks? Does it affect Coimbatore's real estate? What is the current situation?

Have you heard about the encroachment at Sowripalayam? The Mint Homes developer had decided to encroach upon 5 crores worth of reserve space. He built a swimming pool and a club house in this area! After the petition was filed more than a year ago by Coimbatore Corporation, finally action has been taken against this builder. There are so many cases like this almost everyday. Now there are plans to form residents association and welfare voluntary organizations to develop reserve sites into parks. Hopefully well planned out development can take place in Coimbatore instead of land creepers, greedily creeping onto reserved sites.

According to the latest news : A total of 488 reserve sites have been surveyed in east zone, 54 and 243 sites in east and south zones respectively. The corporation has also identified 156 reserve sites in the north zone and 251 in the west . As per development control regulations, 10% of the total area of a layout approved by the directorate of town and country planning should be kept aside and handed over as reserve site to the city municipal corporation. However, many of the reserve sites in the corporation limits are encroached upon. Action has now been taken against 15 identified encroachers and there are signs in front of the reserved site mentioning that it is government property and shouldn't be infiltrated by any means. Now the plan is to just destroy enroachments and reclaim the land as that is all that can be done. I think real estate will improve in the area if these sort of issues are rectified. Residents themselves should know when to not cross the line. Literally!

Yes this has become a big problem. People started complaining that the reserve sites were being used illegally and for other constructions than the one the site was set aside for. Actually, these are the places that are to be converted to public parks and playgrounds for the general public to use. Now the Coimbatore Corporation has started to inspect all the zones in the city to identify all the reserve sites. I think encroachment happened because there wasn't reliable data or files compiled with a list of reserved sites, so the situation wasn't taken very seriously. Inspection has been completed in the south, east and central zones and the rest are to be completed latest by July 15th. Action has already been taken against 15 reserve site encroachers so now this is under control. :)
