Kukatpally Property Market

Q: Hello. I am actually new to the city and was wondering which locality has the best real estate potential? I've heard a lot about Kukatpally, can someone please give me info about this locality? How good is connectivity here and infrastructure facilities? Thanks!

Kukatpally has great potential. Even now invstors get returns of 8 to 14% on their investment. That's brilliant considering real estate prices usually keep fluctuating. But this locality has shown a steady increase of prices between last year and this year. Major IT hubs like Hitech city and Kukatpally are really close by so that's another reason why demand for residential property here has increased. The Kukatpally flyover is super useful to reach Hitech city in no time. This and the fact that this locality is located on Mumbai highway has interested Mahindra spaces to take on the Ashwita project on the Kukatpally - hitech city road, where 5 residential towers are to be developed on 9 acres of land. Although I think for mid-segment housing, people generally prefer Gachibowli. But still, villas are a sell out in Kukatpally. Good luck!

Apart from the Kukatpally Housing Board Colony there are also others like Venkat Ramana colony, Diamond Hill colony, Saptagiri colony which are equally good if not better. Upcoming apartment projects here include Raintree Park Phase I, Emami Swanlake and Lodha Meridian. High demand here is for villas and individual houses but you also get many 2 and 3 bhk apartments. I think the current average price per square feet should be around 3900 rs. The value has appreciated by 3% since the last quarter and prices are just going to be keep on increasing. Sale price for a 3 bhk should be around 50 lakhs to 1 and a half crore. But this investment is definitely worth the high rate of returns.

Kukatpally is that sort of place you can move to either alone or with family. It caters to all kinds of needs. Important schools like Sri Swamy Chinna Jeeyar International School, DAV Public School, Satavahana Public School are found here. Colleges like Gokaraju Rangaraju Institute of Engineering & Technology, Vishwa Bharathi College of Engineering, Pragathi Degree and PG college are also here. Religious institutions close by include Ramakrishna Matt and Birla Mandir. Hospitals like Prime Hospital, Anupama Hospital, Remedy Hospital provide quality health care facilities. South India Shopping mall, NSL Centrum mall, Chennai Shopping mall are important shopping centres that have all products available. Even entertainment centre is there, it is called Prasads multiplex. Hi Kukatpally very good locality to invest in. Even though it is 15 km from Hyderabad, still many transportation facilities are there so there is no worry about reaching other parts of the city. It is well connected to all the major landmarks in the locality. There are many taxis and autos that are commonly used. Also APRTC buses do service here on many bus stops along the NH-9 highway. Even MMTS train service is here at Khairatabad along NH 9, just 11.5 kms away. If you go down Vijaywada highway, Kukatpally is just 5.9 km from NH 9. Closest airport is the Begumpet International airport, which is 8.5 kms from kukatpally along NH 9.  Even nearest railway station which is the Hitech city railway station, is only 8 km away located on Hitech city main road. New infrastructure is also coming up in the form of Miyapur metro railway station which is just 4.8 kms away along the Vijayawada highway.

Hey this is the perfect time for you to be investing in Hyderabad! :) Most realtors and investors had many properties on hold because they were unsure whether to buy or not during the period when andhra pradesh split into telanganna and seemandra. Now that Telanganna has emerged as a growing state with a lot of potential for price appreciation, investors are thinking about which is the best locality to invest here and most experts have advised Kukatpally. It is a very nice residential and commercial suburn and was formed by the state government along with the development of Kukatpally Housing Board colony which in fact was the biggest colony in Asia!
