And Shad Nagar does not seem to have any civic issues too. There was supposed to be a Solid Disposal Plant that was supposed to come up here. But there is no news about it as of now.
And have you heard aboutthe Hyderabad Pharma CIty that is about to come up in Mucherla? There are some really big investements involved in this PharmaCity in here, and I think this will affect the real estate sector in Shad Nagar, Mucherla is not that far from the Shad Nagar area, only around 35 kms. So I think this will be a good time to invest here.
The price in Shadnagar saw a very high increase in 2009, when I think the price was the highest during the OCtober December time when it was almost 1,35,443 per sq yard for Upper Range plots and for the mid range plots, the price was around rs 48,717 per sq yard. But then then came down in 2010 and went to as low as 7,700 rupees oer sq yard for upper range houses and for mid range houses, it was around 3,600 rupees.
You can expect a decent rental price also in Shadnagar too, as this area is still upcoming has to see a lot more of development, the rental price for houses is pretty low at rs 5 per sq ft or so. It is less thatn the surrounding areas,
See the land rate in this area is pretty cheap. For residential houses, I think the price is around 1400 sq ft,. but for apartments, the price is very high at almost 3500 rupees per sq ft. In case you want to invest in here, you should be thinking about long terms profits only
Yes, and in case you want to settle down here in the future, it has good social facilities too, good institutions and schools like the Medha International School, the Satya Sai High School, Academic Heights High School, and Deepika Memorial high school are near it. Yeah and medical facilities are available in Lakshimi Priya Hospital and SaiKrishna Multi Speciality Hospital.
Shadnagar has a number of lucrative advantages that increase demand for property here. I see that localities like shadnagar, Kukatpally, Begumpet and other localities on the outskirts now seem to have more potential than places located in the city. begumpet is another option for you if you want good affordable housing options. Development may be slow initially but HDA is doing the best it can, to facilitate investment and development in a lot of suburbs. I just hope Shadnagar doesn't react adversely to population pressures as the infrastructural facilities currently present may not be enough to cater to a growing population. But still, great choice for investment! :)
The plot availability options are endless in Shadnagar. If you want to buy an individual house, I suggest you buy a plot and buid one yourself because you can get any sized plot you want ranging from 100 to 2000 square yard. There are price variations also for each plot. You can find plots within the range of 5 to 20 lakhs, although you even get plots that are 100 square yard for less than 5 lakhs. With so many price and plot options, I'm sure you can find the most appropriate affordable housing requirement for your needs.
Hey Shadnagar is very good locality. Many prominent builders have projects here like DLF, Karway Group and Agri Gold Group. Right now, I think there is a little more than 50% occupancy in Shadnagar but 80% of the peopls who buy property here are investors. In 2013, residential properties in Shadnagar witnessed a capital appreciation of 35%. Just goes to show how fast the locality is expanding. I think you might face a few civic issues though like water and electricity problems but hopefully these problems will soon be rectified as more and more people move here and put a strain on the existing infrastructure.
Shadnagar enjoys great connectivity to other places which I think is a very big reason for high demand here. The outter ring road and the peripheral ring road have both helped Shadnagar be well connected to other areas. These roads are well maintained also with minimum potholes and maximum wideness. Also Shadnagar railway station is another option of commute located in the locality. Rajiv Gandhi International airport is the closest airport which is directly connected to Shadnagar via the Bangalore-Hyderabad highway. Let's not forget about the IT clusters in Balanagar, Kothur and Kondurg located close by to Shadnagar. Even Shadnagar has a growth of a number of IT companies of late which will also lead to a demand for property here.
Oh property prices in Hyderabad really got very expensive of late. This is a good thing ofcourse, but areas on the outskirts of the city are much cheaper, and Shadnagar is one of those places. It is 50 km from Hyderabad and has a number of vacant plots as well as 2 and 3 bhk apartments. Very easy to tell there are marked price difference between Shadnagar and places in the city. A plot in Gachibowli for 1 sq yard costs anywhere between 3500 to 6000 bucks. But in Shadnagar it costs between 1000 to 2000. Also the area is fast developing, so investing here is a good idea especially there are a number of projects that are to be undertaken here. 2012 recorded a 60% increase in demand for residential property here and since then demand has still been increasing.
