Real Estate Investment in Kalamassery

Q: I was thinking about buying property in Kalamassery but how well does the locality attract industrial sector to rent commercial spaces here? How good do you think my investment returns will be? Does the area have the potential to grow and develop further in the future?

There are some good schools also in this area that supplements to the social infrastructure. See, there are some good schools like St. Joseph's school, St. Paul's international School. There are some good colleges and institutes also here like the SCMS College, and St. Paul's College as well as Cochin Medical College.

hey, i really feel that the locality of Kalamassery is quite favourable not only to the commercial developments, but also to the coming up of some good social infrastructure that is required for residential communities. There are some good hospitals in this region like the Rajagiri Hospital, Cochin Medical College and Hospital, Jacob's Hospital, Mitra Homeopathy, Medical Trust Hospital Trauma Booth etc.

There are a number of good reasons as to why you should invest in Kalamassery :) First one is that the locality already has good social infrastructure facilities alongwith excellent connectivity to other parts of the city. Secondly Kalamassery is situated quite close to the airport and to urban infrastructure project initatives undertaken by the government. Thirdly, the locality has comparitively lower capital values that is witnessing gradual but steady growth. Finally, the locality is slowly gaining prominence, so for right now it has all the advantages of a low entry point for investment. Once the closing of industries and infrastructure of industries begin, the locality is rapidly bound to gain from real estate development.

My cousin is actually staying in Kalamassery, in a 2bhk apartment. A 2bhk with square feet of 1000 to 1200 has a rent of 8k to 10k per month. My cousin doesn't face too many civic problems, and water supply is regular. Most of the commercial spaces are standalone developments but you also find quite a few office spaces on the last floor of buildings. But these offices don't have too many facilities so I think that' another reason why the demand for commercial space is lesser here as compared to other areas in Kochi. Rental values are rs 20 to 30 per month nd the rate for ground floor places is more expensive. Translated capital value rranges between Rs 2500 to 3500 /sqft.

That's right. And because of the industrial profie of this location, most of the land in Kalamassery is going to be put for real estate development. So if you're looking to invest anywhere, I suggest that it'd be in this locality in Kochi because it will a number of good facilities and well planned out layouts as the focus will be mainly of residential homes. You'll definitely get high returns within 3 - 5 years. Property is quite affordable, costing 3200 to 3500 per square feet of saleable area. Capital value has actually witnessed a lot of growth, I think around 7 to 8% over the last 3 years. Very good choice for investment.

Actually I think I heard differently. Apparently the industrial firms operating in Kalamassery plan on shutting down real soon because of the lack of managerial efficiency, labour and capital. Many of the chemical, fertiliser and manufacturing industries are planning on closing and vacating their commercial spaces so that it can be put into real estate development. This area is soon soleley going to cater for residential housing and that's a good thing because properties here are quite affordable. Also because of the metro rail project and the cyber city project, Kalamassery is sure to witness a lot of growth within the next 5 years! :)

hey I really like Kalamessery. I think this locality has got a lot of scope and potential to grow because of the high demand for residential property here. Many areas in Kochi are slowly becoming micromarkets and Kalamassery's growth as a micromarket has been relatively low as compared to other areas in Kochi. It took a while for industries to set up base here but they finally did and now there is also demand for commercial spaces by a number of investors.
