Q: The builder says the property has E-khata. E-khata means to me an electronically registered A-khata. Many other properties in the same area has got only panchayat khata with BDA approval. I am wondering if E-khata really means a A-khata or a panchayat khata.
Has anyone who booked a flat with him undergone legal verification with a lawyer? pls feedback.

E khata, khata in computerised format is mandatory and it takes a day to get it from panchayat office. Before hand Khata was given in hand written ( form 9 and 11) now this should be issued in electronic form where site photo and owner's photo are mandatory. E Khata will be issued with digital signature.
Documents required for applying E Khata are: Identity proof, BMRDA approved plan, sale deed, site release order, tax paid receipt, owner's photo, old Khata, site photo. This is for properties coming under BMRDA jurisdiction.
I have done some research about E Khata. E Khata is merely the computerization of the actual Khata. It is not a new procedure by BBMP. It is useful for a person to pay property tax. A computerised version of Khata will contail all the details that have been recorded manually.You can obtain receipts when required with the help of PID number. Only those people can use E Khata whose properties have been allotted PID number.
