Hi friends!!! I had booked a flat for my son on 9th Dec- 2012 through Tirupati Balaji Builders & Developers Pvt. Ltd. for their project ”Balaji Kalash” in ph-3 by paying 10% booking amount as asked. This was to be completed within a period of 2 yrs and possession promised during June/July 2015. I had been regularly visiting the site at Adai as well as their office but till last month neither the work has been started nor promises fulfilled by the builder on starting the construction work.
Right Purva, We all are facing the same issue and our money has stuck. More than 1K booking have been done in this project as well as other 4-5 projects located within the vicinity of New Panvel. Builder has promised in January this year to start the project within 3 months or will refund the amounts collected as soon as possible. However, neither the construction work nor collected amounts refunded to me and many other cancellations done by the consumers.
Dear all victims of Balaji City, Vihighar are once again requested to join us on whats app immediately. Because he is Director of Aditya Builders and developers, Panvel and he has changed name of our Project as Balaji City to Sagar City with landowner in joint-venture without intimation to consumers. But till date nobody inform in writing to consumers where they are. Till date he is in Judicial Custody and Mahendra Sing's family and TBG not supported him. Till date appox. Rs. 4.25 Coror reported by consumers.
It is, also requested to other sites of TBG may kindly keep unity and approach to the EOW, Mr. Abhijit Patil and Navi Mumbai Consumer Forum as early as possible. Police Commissioner, Navi Mumbai and EOW has doing their best. Now no doubt about justice.

This is really unexpected fraud. i have booked 2 BHK flat for phase 3. Have made the 25% payment. Posession was promised by end of 2017 but even the Phase 1 construction hasn't started. And on top of that whatever is happening is making me furious. #09167144917

As i Understand and checked with the concerned authorities there are so many problems with the projects of Bala ji. i am going to file RTI for getting relevant documents for that effect. Mr. Mahendra Singh also not traceable and as of now more than 3 FIR has been registered against Bala ji and responsible persons. People paid then their hard Ernest money and need to take action get money back or work should be started with the promise of getting work done in time frame. hope for best. At the current situation, all have been absconded. This builder even might has taken a fraud medical certificate. A Strong action is need to be taken against this type of builders. He is just giving and given a false promise, by showing his fake money power. all this money belong to investors only

The builder Tirupathi Balaji Group is absconding with 100 Cr. and more than 600 people has under gone their trap though like you people. Hi all, Earlier, it was saying that builders have the money and the muscle power. Now that mindset has changed and the buyers are more aware about forums which they can approach to get justice. Recently, the district administration in Gurgaon has formed the Gurgaon Arbitration Council to sort out pending real estate disputes in a fast track manner.
You can also form a group and take a legal action against the builder and ask for the compensation including the interest from the date of handing over the possession.

Every month they are saying that work will start in next month but that month never comes. Not getting what is actually going on and when work will start? They can't even complete there existing phases. Even after 4 years, they couldn't be able to start and didn't get any approval from Authorities. Already lot of people struggling with their held up money.
hear from some1 that, this builders has also starter a Tirupati Motion and Pictures company, also this builders leaves in Thane and Ghatkopar. I too wanted to invest in this project, but after reading all the comments, i diverted my mind. if this builder is fraud, then why dont you people approach the consumer forum.
Hi Sapna, Better visit the site before investing in any property. Talk with the builder and ask for the legal documents. Verify it by the local body and then go for it. Don't believe in any rumors.
Do you think Sapna sitting at home and online news will give you the exact idea of the projects, you need to check all specification, connectivity, amenities, approvals, civic issue and location advantages before investing or buying properties in any city and locality of India. Only a site visit can give you the clear picture of any project.

Nothing to do with them. If you file a case, it will take a long time to get the possession of your flat. As we all know that govt. has amended in the realty bill and the Lok Sabha has released the bill and waiting for the Rajya Sabha to approved. Once it came into force the developer will have to give the compensation.
If you really want to buy property or want an investment, better, visit the site and meet personally with the developer at their office. Ask for the legal documents and verify it by the local bodies or a legal expert. At construction site you can get the information about the material used in the project and the said amenities. After all it is a matter of your hard earned money.

I understand that flat owners of this project has to face a lot of difficulties. Most of them have to pay a monthly EMI, some of them has to pay rent for their flats and couple has to bear both. Check your agreement paper which you have sign at the time of registration. Is there any clause mentioned if yes them consult a property lawyer.
Hello Lovely, Better, visit the developers office or the project site. Ask for the delay reason. If you are not getting any reasonable reason of delay take the help of a legal expert. He can suggest you the right way.

Wait for the possession date given by the builder. After that you are in a strong position. If the builder is unable to hand over the project within the said that then 1) issue legal notice to builder, 2) move consumer forum against builder for deficiency in service and compensation for delay in delivery of flat . 3) also seek refund of penalty amount paid by you to the builder.
Hi Trupti, You can analyze yourselves If the project is in a good location and the developer has a good reputation and is facing issues that will be resolved in the coming days, it is advisable to stay invested as long as one has the financial holding power. As i can see, developer has a good track record in Mumbai.

They have had some legal problem with CIDCO due to NAINO as per builder statement, but I think now it should have cleared so they have taken the next step of Bhoomi Poojan.

Hi all, Construction of Balaji Kalash is going very slow. Builder is telling the project is going to be affiliated by CIDCO,Naina and delay is because of the same. May be some time a project take a lot of time due to legal approvals.

@ Shabhana Chikte The same way the completion date of Phase two was Dec'2013. Till they couldn't be able to start the project even. I heard that they have collected the money and invested in some Film project. Now the balance building movement could depend up on the feedback of the movie.
Resent news heard that lot of people have withdrawn their money and reinvested in some other projects. If so they are not even going to start this Adayi project. This new has given me by an agent near by. He himself have helped more than 45 people to withdraw from them.

Hey Shantanu, I heard about balaji residency project that it not started since last 3 years..one of my relative booked a flat by deposite 2 lakh as a booking amount...bit still no progress on site...till today there is an open ground only beside kalundre river....so my advice to you check all the legal approvals, wait for the construction to start and then go for booking.

The project is located In a pollution free area with clear title and all necessary approval. The plinth work started in October project is across Strategically placed at a walking distance from Ryan International School ,Hospitals and Dmart.
@Praveen Modi, This project has excellent connectivity to the other parts of the city such as Panvel Railway Station-2 km, Panvel S.T Stand -2.5 km, Mumbai International Airport-5 km, St. George School-1.5 km, Ryan, International School-1.5 kms, Mumbai-Pune Express Highway-1 km, Panvel Market-2 km, Petrol Pumps Hospitals and Banks are nearby the project site.
Hi, Booking is open for Ph-2 and 3 for Balaji Residency. This is my personal view don't go on any rumors and visit the site, check or verify the layout plans, verify all the legal approvals, connectivity and nearby basic facilities and then choose the project. You will get lot's of thread and comment on any projects of any builders they all are just marketing people and mis lead the common people.
