Q: Hey I might invest in a home in Somajiguda and I would like to know the reasons for why real estate prices are increasing in this locality? What are the contributing factors for this and do you think this locality has potential?

Somajiguda has good schools, markets, entertainment sources, and hospitals. That's why property demand here is increasing big time.But I think the only concern for these investors and end users is when will the capital values rise as per the rent? This locality is still growing though and seems to have immense potential and promise.

Property prices are cheap in Somajiguda. My rent for a 2bhk here is around 7k a month. But the same property in Gachibowli would cost about 10 k a month.

Somajiguda is in very close proximity to Central Business Districts. Mumbai Highway also passes through the west of this locality. All in all it has good infrastructure facilities also like Geetanjali Degree college, roots international school of business, and Asian institute of gastroenterology.

Many people are looking for temporary homes in Somajiguda. Especially those IT professionals working in Gachibowli or Panjagutta. Because Somajiguda property rates are very affordable. Yet property prices are rising. This is a good though because it is leading to good returns from investment.

Somajiguda has all the facilities. Even metro rail project is extending to Ameerpet which is only 3 to 4 km from Somajiguda. That way Somajiguda real estate will improve further because many people want to relocate to be closer to the metro.

I also feel that Somajiguda is very well connected to other parts of the city. APSRTC services do a very good job in providing public transport for residents of this locality to any other part of the city.

Yes the rental value has increased by 10% over the first quater of 2013 to now. Property prices here are also much more affordable than other areas in Hyderabad like Hi tech city, Gachibowli, Banjara Hills, Jubilee Hills and Madhapur.
