I had booked a flat at Virar against a builder who demanded money as had promised me possession in 2008 but had no intention to do so. Hence, I filed a case before district forum where i got compensation and possession wherein he appealed further in State Commission where he was instructed to give possession as soon as possible and today i am in possession of my flat. We have booked in Feb 2010....last time I enquired they said building 1-9 will get possession by 2014 end and now on Feb 2016 flooring work was completed and they were saying possession by may June 2016.

Do not waste your money in this project or any of # DB projects.. There is no commitment, no compensation and negative investment value... i have a 1 bhk and trying to sell at 40 but similar Flats are selling at 32 lacs because of distress sellers. Even Kalyan being so far you will have to shed higher for flats of the same area It doesnt entertain any existing buyers query and not interested in responding on the details. . If you want to know any information just pose as a new customer.. Pathetic group and management.. Completely avoid the investment

Right Sijju, Even i saw a real estate agent is selling 1BHK at 38 lakh in 99 acres.com(Base price). I had call him and confirm the price . Total inclusive will cost me around 52-55lakh. Already project is in delay stage . Is it good to invest?
Yes, this project got delayed a lot however I think now it is stable and work is smooth. Floor tiling work in buildings 1-5 is on. Expecting next one in a week's time. Hence I can expect that the possession would be given by end of 2015.

Hi i was considering to buy a house in DB ozone. i have gone through below comments and it seems that the project is delayed a lot. just have a doubt that if the base value is around 38 lac then why does all inclusive cost would go around 52 to 55 lac

From builder side:- 1) Basic Cost, 2) Parking Charges, 3) Infrastructure Development Charges (IDC), 4) External Development Charges (EDC), 5) Maintenance Charges, 6) Amenities Charges and 7) Preferential location Charges.3
Statutory and Legal Charges:- 1) Stamp Duty, 2) Registration Charges, 3) Service Tax and Value Added Tax (VAT) and Property Tax.
Apart from that, there can be several other hidden costs such as unapproved plans, unpaid civic authority dues etc. which further bother the misery of the buyer unless one is financially prepared for the same right from the beginning. Hi Lalit, I have a word with the developer of Orchid Ozone and asked about its possession date. He assure me that owners will get their possession by December'2015. They are offering 2 wheelers covered and 4 wheelers uncovered car parking.
The "Orchid Woods" project at Goregaon East, is awaiting the Occupancy Certificate and in the meanwhile, handing over only for fit out is in progress. Handing over of possession in the Project Orchid Suburbia at Kandivali, Mumbai has been almost completed.
Apart from that other ongoing high end residential project Orchid Heights at Mahalakshmi is being put in to action in accordance with the revised plans and is progressing satisfactorily. DB Crown at Prabhadevi is moved to be relaunched after approvals are received. Orchid Ozone at Dahisar is progressing as per its plan.
Hi, Orchid Ozone is an ongoing residential project in Mumbai by DB Realty. The site is well equipped with modern day amenities and facilitates all major needs of its residents. The site is well connected by different modes of transportation and is in close proximity of various civic utilities. Finance option is available by all leading banks such as SBI, ICICI, HDFC etc. There are still few flats available in resale option.
We are nowhere now, No reply from builder, not ready to repay the money, 3 years lock-in period is already over now. As suggested by Vineet above we need to go for consumer court
That is the best way to approach. A team would be better than an individual. The standard reply given is that the building 33 and 34 are going to materialize, and it would take 6 months more. The deposit if asked for may be returned back by builder immediately. We need to ask for interest for the same.
HI Ashok, I have also booked in building 34 and getting same response, looks like builder is not ready to return the money or not allowing us to resell the ownership, if you have any idea to ask for interest, please let us know over my mail – madhupat@yahoo.com
Hey Deepankar, Since the locking period is already over, it has exceeded over 3 year time frame, what I suggest is that approach the builder and ask him when finally he is going to complete the project or else ask him to repay the deposit amount. In case if he still resists, then take up the matter with consumer grievance cell/ court.
