Property Rates of Benz Circle more expensive than Banjara Hills?

Q: I'm contemplating as to where would be the best place to buy property. In Vijaywada or Hyderabad? But I've heard that Vijaywada rates are really expensive. Should I invest in Benz Circle in Vijaywada or Banjara Hills in Hyderabad?

Currently the rates being quited in Vijaywada and Guntur are insanely high and unrealistic. It is just a speculative market. Even Hyderabad faced same situation in 2007 to 2008. For any invstment to happen in Vijaywada, this must be corrected asap.

The real estate market should really stabilise in Andhra. As of right now, if you really want to invest anywhere, don't even consider Vijaywada, till the property prices stop fluctuating to this degree. Go with Hyderabad. And invest in places like Banjara Hills, madhapur, or Kukatpally. Best of luck!

Yeah because most of these developers will wait for Diwali / Dassara time, when the prices are higher. Then they will construct and launch their projects. Construction activity in these places will proceed to have floors only much later.

That's right. Property owners have started quoting prices anywhere between Rs 60,000 to 1.5 lakh per square yard. And they won't budge to even bring the prices down at all.

Yeah now all those Hyderabad based developors who had left the city to search for land to construct their projects, are now returns are scouting for land in Hyderabad.

Now developers are searching for land especially in Kollur and Shankarapalli areas. Both these places are within 10 to 12 km from major IT hubs of Gachibowli and Hi tech city.

Hey. Recently 600 acres of land has been picked up by real estate players in Hyderabad alone. Just in the last few weeks. people are really keen on investing in hyd. But no development or construction has yet happened in these plots.

Even in Hi Tech city, the major IT hub, property prices are cheaper than in Vijaywada. In Hi tech city it costs between 60,000 to 80,000 for one square yard.

There's also a land back going to be developed in Gachibowli by these developers. Aparna Constructions is all set to launch their new residential project Cyber Life venture in Kondakallu very soon. This project costs an astounding Rs 2500 crores.

If you buy property in Hyderabad, it is much more cheaper also. In the heart of Vijaywada there is Benz circle and property there costs Rs 1.2 lakh for a square yard. And in Hyderabad, similar type of land parcel, even in the poshest places like Banjara Hills costs only Rs 80,000 / sq yard.

Recently property owners have been quoting exorbitant prices for their properties trying to cash in on the 'capital call'. The capital is still undecided. Owners are trying to make best possible use of the situation.

Right now in Vijaywada property rates are too hgih. I think with the split of Andhra, definitely Hyderabad will benefit more than Vijaywada. Many investors are developers are turning to Hyd to invest asVijaywada and Gunthur property rates are quite high
