I got to know that this project has Sabha hall, meditations hall, library, indoor games, gym center, tiny tots, amusement center, Ayurvedic treatment, party hall, yoga hall and guest house. Newspaper and magazines, vegetables, books and stationery, fruits, textiles, milk, readymade garments, coffee powder, household vessels, home links, gift articles, cosmetics, pharmacy and fancy items are nearby to this project.
As per my knowledge, chartered transport service to Perungalathur / Tambaram bus stand / railway station , always available in this project. Marriage hall servant and housekeeping repairs and maintenance - Domestic wading pool, swimming pool, indoor shuttle court are also available . Bank of India is approving this project.
@ komathi. Never heard about the mineral water plant. Recent issue is the customization cost they charge for the customers. Sky high prices. Rs.22000 for additional A/C connection in a bed room. They strongly become a monopoly. I know couple of people whom are ready to sell their flat as the builders are more demanding and greedy.
Hi Komathi, This project has both positive and negative aspects. As per layout plan this is very average project with amenities, close to Air Force base are negatives. Close to Eastern bypass, school within community are positives. But the price is too high and they would struggle a lot to sell, so completion delays obvious. Completion delay is going to hurt them a lot in terns of interest cost and final price on possession.
@Sundar, But the wider problem is going to be the maintenance cost. It looks like builder will charge the maintenance cost directly to flat owners. Another issue on mineral water plant is it would erode water level. It would become a commercial activity, may crate nuisance to residence.
Yaah....you are absolutely right, The maintenance cost must have been defined in the contact. If not i can tell you that it is Rs. 1/sq-ft. but might increase.
No, the mentioned price is not all inclusive. You have to pay 7% on the market value of the property as a stamp duty and 1% of the property as a registration fee.
Hi, Made a site visit and found that the construction progress looks OK. But still there are around 1000+ flats unsold. They are also planning to build super store, mineral water facility etc. They will also maintain SSM Nagar. Looks to be a monopoly wherein from maintenance to purchase everything is controlled by them. Current price is Rs. 4000/sq-ft. i think this is not at worth to consider.
they are advtng 4500 per sq ft in print media few days back ? car parking 2 lakhs extra but as per them no flats under 1600 sq ft area is available with car park ? about 10 % comes for all other charges inc reg , this value is about 5.6 lakhs above sq ft rate ? all this not mentioned in advt ? who owns all amenities like club house and gym ? is club membership inc or additional ?
