Q: One of my family friend suggested these two freehold plots in Gzb. One is utsav residency at badalpur dadri road - NH 91 by Unnati Developers & Promoters. and the other one is Upwan Residency - phase 2 at NH-24 by AKH DEVELOPER PVT.LTD. Please suggest is it ok to buy plots in these two colonies

AKH Upwan Residency 2 is one of the popular plot project located in NH-24. This project is developed by AKH developers Pvt.Ltd. This project offers fully approved residential plots , area ranging 50 sq-yd to 200 sq-yd. Builder quoted price is around 8000/sq-yd. This is definitely a best deal for plot investors.

In my point of view, this project is approved as per the Government rules & for immediate possession with registry. This project is just Opposite to Jindal Steel Ltd. & Bhushan Steel Ltd. Just 5 minute Drive from "Hi-Tech City" of 4800 acres area ,the Biggest City ever in Ghaziabad. This plot project spreads over 5 acres of land.

As per my knowledge, this project is a good deal for investors. Expected return will be handsome. As located in a posh locality it is expected that the plot price will increase with 1-2 year. I got to know that builder has 3 different price for this project. 7000/sq-yd for the front end plots, 6500/sq-yd for the middle row plots & 6000/sq-yd for the back (last row) plots.

According to me, this project is located nearby air force station (High security zone area),
opposite wave hi tech city which consist of shopping malls, Group housing high rise tower, It-Zone & near by govt.-Pvt. Hospitals, Colleges, School, Education zone. Near to this project, proposed 8 lane peripheral highway(Ring road) to nullify road congestion as well as connectivity to wave hi tech city, Gzb, Noida ext., G.Noida, Nh24, Nh91 etc.
