Q: Dear friends. I am new to the real estate sector, and I am learning the trade. How to ensure that the stamp duty paper I will use has no fake stamps?
Simple man. Always ask for the license details of the vendor. Nowadays you can even avoid stamps and get a dd/challan or pay order to pay the duty. The authorities have been regularly inspecting the vendor licenses too. but from your end always do a thorough check to avoid getting scammed
Any stamps above Rs 10000/- denomination will have serial numbers. That is the direct check. It is useful to know these things. There is something called a franking machine. These are set up in some of the metros. i don't know if Mysore has it, but Bangalore does. It will let you get lower denomination stamps franked onto formatted documents.
Yeah. The above mentioned info is for the lower rates. In real estate property deals we sometimes use higher denominations. The words "Indian non-judicial" is there on the printed side and Ashoka wheel watermark on the plain part. This is for Rs 1000 to Rs 5000. Dont know about others.
There are always some quick checks that are there for stamps. Just like how fake currency notes can be checked. There will be an Ashoka Pillar watermark, and 'satyamevajayate' will be written in Hindi Devanagri Script. This is applicable especially to lower denominations.
