Hello Siddharth,
It depends on the agreement, what has been agreed at the time of price negotiation or at the time of entering into an agreement. In case both the party has not discussed this issue, if the seller feels that the fee is a negligible amount and can be accommodated, he can pay for that wise versa buyer too. The same applies to brokerage too that what is agreed at the time of first discussion, though the Real estate agents demands 2% from the seller and 1% from the buyer.

I need your help. I am planning to buy a flat in Viman Nagar. Can anybody tell me while selling a house, who pays the society transfer fees. It is buyer or seller and how much brokerage does a seller needs to pay?

Viman Nagar is 500 meter from the Pune International Airport and close to the Air Force Station. It is just 6-km from the Pune Railway Station, it also has an improved road network and is serviced by regular bus routes. It comes under the jurisdiction of the Pune Municipal Corporation. Despite its proximity to the Dhole-Patil Road, it scores proximity from city center. It is an established residential neighborhood housing projects by many reputed developers. There are two big IT parks in Viman Nagar - Giga Space and Weikfield IT Citi.

The current residential property rate in the locality is between Rs. 7000-8500/sq-ft. but it depends on the locality and the amenities provided by the developer in that project.

I am planning to buy a resale flats of this project and wanted to visit the site but i need some information of this locality before visit the site. How is the connectivity of this project? What is the current residential property rate is going on in the locality?

Hi,
James Court is one of the popular residential developments in Viman Nagar, neighborhood of Pune. It is among the completed projects of Atur India Pvt Ltd. It seems to me a real pics but better if you visit the project site before investment. You have to do a lot of homework like project approval, environmental clearance, water and sewage connection, electricity and the basic amenities etc.
