Nil Encumbrance Certificate for Mysore Property

Q: Dear friends. Myself and family going to purchase plot in Mysore. Checking two three localities now. Wanted to know what is a nil encumbrance certificate.

How to apply for EC form in Mysore. Are there any agencies which provide such services or should we apply at MUDA.

But this is for buying property right? In that case, you just need to keep in mind Form 15 and Form 16. You are not going to be availing the certificate. Instead, if the seller has any mortgage ties to the property, he should produce a Form 15 Encumberance certificate. And if the property is free from transactional charges or deeds, then a Form 16 Nil Encumberance Certificate

The price varies for the certificate. The Application fee is Rs 5 only. And you have to pay Rs 30 for the first year. And then, every year Rs 10 is the count. So if you want to get a certificate for nil encumberance weighing in 17 years, it will be Rs 5 + Rs 30 + Rs 10 x 16 = Rs 195.

In Karnataka, you can get the nil encumberance certificate in an issue of form 16. You can download it from the government site where all the registration documents are present in pdf form. If no deeds or transactions are charged on the property then you get the certificate from them.
