Need more information on the land khata and other details
Q: I have booked a flat in this apartment and the builder has provided B khata for the apartment. Although he says the property is registered under A Khata. Will I run into any issues in the future? Also could you please let me know the reputation and quality of the builder. Many thanks

There is nothing called B khatha in the KMC Act 1976. What has come to be known as B khatha is the B-Register. The property tax collected from any land that has not been authorized for residential or commercial use by the state government and who had their revenue land converted by the Deputy Commissioner (DC) is maintained in a separate register called a B-register. However, over the years, the B register has been mistaken to be B Khatha.
It is advisable to go for properties having A Khatha as in case of B Khatha you are not entailed to have building license, trade licence or loan from banks or any other financial transactions. B Khata is a temporary measure which will allow you to buy or sell a site, but you will face problems when you go for construction.
