Dream Sai Elegance by Dream developer is trustworthy/a good project??
Q: I've invested in Dream Sai Elegance, a project by Dream Developers, plot 267, sector 17, Ulwe, Navi Mumbai. I hope its a trustworthy and genuine developer by God grace. Please share your inputs.
Hi, Dream Sai Elegance by Dream Developer located at Ulwe, Navi Mumbai. I had recently visited to the project site and found that the external work has been finished and some work on internal is going on. As per the staff available in the project site, date of possession will be September'2015.
Hey Dwarkesh, As per the current information which i got in April 2015, the residential property rate in the Ulwe is Rs. 5700/sq-ft. The values may vary depending on the location infrastructure, amenities, facilities and other related issues.
Hi Arun, Before investing in property you must have done a lot of home work so However, Since, it is no point in taking a public opinion after investing. You must trust the developer for making the project and he shall become trustworthy. And he will deliver the flat. But alert for the next time if you buy property check for the legal approvals first. Because most of the project delay due to the legal approval.
Hi Vinay, If you are looking for plot investment, remote places with upcoming MIDC. Airport, connectivity to national highway gives high returns. If plots are non agriculture and town planning sanctioned, its resale value is also high. Also for high investment some assured buy backs are also provided by reputed builders.

I visit to Ulwe 1 month back just to check things out. Work on the railway line has made decent progress. It can be seen from Palm Beach road and also quite a bit of work has been done around the Bamandongri Station. The beginning stretch if road on the periphery of the reliance SEZ land which is in front of sector-9 has been constructed well. At several sectors the drains have been laid.. CIDCOs commercial complex is complete.
Hi everybody, I have a budget of 30-40 lacs and open for investment in real estate in any of the cities like mumbai, pune, delhi-ncr, chennai. Which city and area would give better returns in 5 years.I have broadly shortlisted areas like ulwe/karanjade/taloja(mumbai), kelambakkam on OMR road (chennai), tathawade(pune) and noida extension in ncr.. Please help in which one would be easy to resale and would fetch good appreciation for medium to long tem investment of 30-40 lacs.

Dream Sai Elegance by Dream developers is a CIDCO transfer plot and all the necessary approvals are in place.
But instead having running multiple projects they're not approved by any banks. The builder not having APF no. from any bank? Please provide more feedback on Builder credibility and trust. .
