Hi Padma, The approximate cost of a 2BHK in Kohinoor City Phase-2 will be Rs. 1.80 Cr. to 2.09 Cr. and for 3BHK, Rs. 3.13 Cr. all exclusive.

As far as project is concerned Kohinoor City Phase-2 Mumbai is a residential cum commercial project of Kohinoor Group which is located off the Lal Bahadur Shashtri Marg in Kurla, Mumbai. The residential phase consists of 11 buildings (2 basement + stilt + 10 storeys) with 388 units of 2 BHK (1123 sq. ft. - 1168 sq. ft.) & 3 BHK apartments (1561 sq. ft. to 1574 sq. ft.). HI all, Most booking agreements for real estate projects start by forcing the importance of being aware of the terms and conditions mentioned therein. But how many of us take the trouble of going through these agreements, drafted in detail by lawyers hired by developers?
This is important because most clauses in these agreements are aiming at protecting builders from legal troubles while giving very few rights to buyers. So, read the agreement paper again and again for future trouble.
Deepankar, What makes you think that I have not gone through the agreement in great depth before signing up? Are you aware that a lot of the approvals (from the BMC etc) are provisional and can be terminated anytime during project construction? What happens if some of the approvals have been obtained via bribe and are subsequently cancelled?Who protects the innocent flat buyers then? The sales agreement is always heavily loaded in favour of the builder. A builder typically refuses to change/customise the sales agreement. It is 'take it or leave it'.
Hi, Better, check the agreement first. See, whether there is clause mentioned for compensation in delay possession or not. If yes, then contact the builder and ask for the compensation on delay. If the builder is not ready to pay the compensation, write a mail mentioning of compensation on delay possession. Take the copy of that mail and consult a good legal expert for further steps.
