Can I buy investor flat in Alkasa?

Q: Is it safe to buy investor flat in Alkasa. Agreement will be between builder and the buyer as the person in the builder office is saying that investor flat was not registered.

Hi Nitesh,
It means the first agreement with the builder compulsorily and it must be registered and stamp duty paid. I can purchase from the investor and i will be eligible for stamp duty rebate within one year of the date of original purchase by the investor.

Hi Priyanka,
Don't forget to check the legal documents. Why is the person selling the apartment? Confirm that it is not due to delays in the project, pending legal sanctions etc. First check all the legal documents from the builder, building permission, water & electricity supply letter, agreement signed between the builder and the present owner.
2. will the builder charge any transfer fee?
3. as the registration changes you will have to pay additional transfer charges to the local municipal corporation
4. if purchased on loan then the loan would be transferred in your name, bank may charge a transfer fee.

At the same time if the investor is doing agreement with the builder, then you will have to do agreement with investor. Same day you can do agreement with the builder. There is no problem in it. Do not make any payments to builder, all payments should go to investor. You should ask for a copy of agreement between builder and investor.

Hi,
It is not a difficulty to a consumer to buy new flat from an investor though the agreement will be made clear with the builder itself saying in case of purchase is before the control the agreement will be first-sale and not for re-sale. So depending upon the investors needs the price become negotiable. Therefore when you search for the new flats from the investor keep this in your mind and move towards it. It is too good to buy flats from investors.
