How is current real estate market price of Golf course Extension, Southern Peripheral Road & Dwarka expressway?

Hi Guys,
According to sources, it was then chosen that a 100m-stretch of the road will go through Fazilpur, for which 20-odd houses should be relocated. When HUDA secures this land, it will likewise have the capacity to assemble water supply lines to sectors 68-80, where for long, water has been provided through water tankers as the development authority had neglected to grant to lay a pipeline through Fazilpur.

Hi guys,
As indicated by honorable administrator Anita Yadav, HUDA is as of now taking a shot at the relocation plans. Those people influenced by the SPR will get exchange plots. Development officials are going to do a sirvey of Sector 37 to set up a layout plan and divide the substitute plots.

Hi,
As per news, Mr Rambir Fazilpur village sarpanch, said they have requested that HUDA give them exchange plots along the SPR itself and not in Sector 37D, as it falls on the opposite side of the Delhi-Gurgaon expressway. Those whose houses will be dislodged are not interested of moving far from Fazilpur. Thus, people have requested that HUDA consider designating them empty plots in HUDA sectors next to SPR itself.

Hi Guys,
As per my knowledge, those who will be displaced because of the land acquisition for the Southern Peripheral Road, will get alternative plots in Sector-37D. Kindly discuss.

Hi Hitesh,
As per the news, the recovery and resettlement plan will be the same as the one provided for those displaced by the land acquisition for Dwarka Expressway. HUDA will soon do a survey to settle the design plant and accessible plots in the sector. The SPR will start from Gurgaon-Faridabad Road close Ghata and meet NH-8 close Kherki Dhaula, and is planned to be associated with the NPR by means of a central peripheral road, all of which is required to ease NH-8 movement.

According to the news, the stretch in the middle of Ghata and Sohna Road is as of now completed. Then again, as if there should be an occurrence of Dwarka Expressway (NPR), looking for reasonable compensation, occupants of Fazilpur whose houses are along the arrangement of the SPR had also drawn closer the Punjab and Haryana high court over acquisition of their land.

As per my knowledge, In year 2009, the average residential market price of Golf course extension was 3350/sq-ft. This price showed significant improvement & in year 2014, this price touched around 9600/sq-ft. This exemplary improvement in average residential price was because of rapid infrastructure development & industry growth.

As per my knowledge, SPR is a 150 m wide road that connects Golf Course Extension to NH8, cutting Sohna Road at Badshahpur. Of late, this location is getting lot of attention from Real Estate investors. It is positioned as an up-market location and is well connected to existing commercial hubs.

As per New Gurgaon Master Plan 2031, metro connectivity is also planned along SPR, which will give this area further boost. Currently, a small stretch of about 400 meters is under litigation due to which the construction of the road is halted.

However, once the road is completed it will provide excellent connectivity to Golf Course Extension. Major developers in this area are DLF, Unitech, Tata, Raheja, Ireo, Parsvnath, BPTP, Vipul, Emaar MGF, Spaze etc.
Real estate Market price of Southern Peripheral Road is showing huge improvement in these days. Last couple of years the average residential price showed much higher hike . It is expected that in upcoming 1-2year , this price will grow much more. In year 2009, the average price was around 2650/sq-ft. After gradual improvement in price this price touched 6400/sq-ft in year 2014.

In my point of view, Northern Expressway, commonly called as Dwarka Expressway, is a 150 m wide road that will connect Dwarka with NH8 cutting Pataudi Road. This road is being developed on PPP (Public Private Partnership) model). There are various infrastructure and Real Estate projects planned along this road.

Asper my knowledge, Dwarka Expressway will have Metro connectivity and a BRT corridor. A small stretch on NPR also is under litigation and hence the work is halted on this stretch. This road is expected to improve connectivity between Delhi and various parts of Gurgaon.

The Dwarka Expressway has an advantage of proximity to Delhi, Indira Gandhi International Airport and upcoming Diplomatic Enclave. This location came to real estate market & became well known when the expressway was proposed. Due to this expressway high way , now a days this location is seeing sky touch price. There was a time in year 2009 ,when the average residential price was 2800/sq-ft . After development of real estate infrastructure & major project , that average residential price touched around 6000/sq-ft in year 2014.
