Planning to buy flat (Prime Constructions) in Bachupally. Is the location opposite to Indian oil petrol pump good ?

I'm planning to buy a flat in Bachupally (Nizampet Road, opp IOL Petrol Pump). Is there any borewell water issues in this area? Is 2300 per sq feet a good investment?

Pollution effect of Coca Cola company in that area is too high. Is it required to say?
People feel living here is hell and kids fall sick often from the schools nearby. This is all because of the contaminated dust and air. The chemicals in the air have made the area extremely hazardous. Not just the kids and us but even the elders of this locality keep complaining of breathlessness and asthma attacks. The factory is pretty far from the houses but still the effect of the chemicals is pungent & strong. Keep this in mind.

There are some good schools around like Kennedy School, Silver Oaks School of Hyderabad, Geetanjali IIT Olimpiad School and many others to offer your kids really good education. Also there's a Multi specialty hospital called Care and Cure multi specialty hospital which is under 2 kilometres away and provides good healthcare.
But if you look away from the traffic congestion and the water problem, which can be fixed with occasional tankers. This is a very good area to live in. I mean, it is onw of the prime locations in the city. Also it has all kinds of facilities nearby.
This place is very close to some major landmarks like the Hi Tech City IT corridor, Gachibowli, Nizampet are very near to this place. But having them around has a downside, as it faces a lot a traffic congestion during the peak hours.
I wouldn't want to comment on the good or the bad part here. You can make up your mind about it once you read through the thread here. This place offers rain water harvesting so that means the rainy season wouldn't give much of a water problem. But during the summers it definitely is a pain. Municipal water is also available here so the burden wouldn't be that bad.
Hi there, Prime Arcadia is a decent place to live in. But yes. There is a severe water scarcity issue. While the winters and rainy seasons are good, you will feel the lack of water resources during the summer. Usually locals pay for expensive water tankers t.o tackle this problem

You must have all the title documents inspected by your lawyer, Title deeds like the Sale Agreement is extremely important as these are the only documents that declares that the property really belongs to the seller. You must ask to inspect the original copy of the title deed. The owner will not have it if it is being mortgaged. Another way to cross check the issue of ownership is to go through the house agreement. If you are purchasing a flat in a housing society, ask for the original share certificates. To double check, you can ask for the telephone and electricity bills as they are always issued in the name of the legal owner. Alternatively, you can check the housing society maintenance bill, which contains the owner's name and property tax details.
Yes Kasif, I agree for your concerns and it is true that Bachupally has been recently under a lot of pollution from hazardous chemicals. This is because waste is being discarded carelessly at Gajularamaram which is outskirts very close to Bachupally. This is leading to many heaps of sediments being collected at the pits outer edge. Whenever it rains the whole thing gets washed away to the city areas which is very harmful.
Apart from that this locality has large-scale pollution. This is being caused because of the dumping of many many gallons of pollutants by the HMDA coming from the Hussainsagar. In fact, the Pollution Control Board or PCB has also looked at some samples from these to test and find out how much pollutants are there. From the sediments and water tested it is proved to be a lot of pollutants in stone quarry.
As far as locality and connectivity is concerned, Bachupally is good. It surround the Miyapur in-between road and has close proximity to towns such as Miyapur at a distance of approximately 6-km and Kukatpally at 10-km. The transport facilities in this locality are undergoing improvement. Buses and taxis are the popular modes of transport here. Bachupally is connected to other parts of the city through MMTS Railway Station in Hi-Tech city. The Miyapur Metro Station which is closest to this area is still under construction. The APSRTC bus services are mostly used by the locals.
Well Pravallika, Bachupally is a small town which lies on the western zone of Andhra Pradesh. It falls in the Rangareddy district which is located very close to the main city of Hyderabad. The real estate market of Bachupally is still at a beginning stage. Real estate builders are not very well know in the locality. This is an ideal market for end users to invest in land plots and properties. Because the current real market scenario in Hyderabad is showing uptrend. After 3-5 years of time period of your investment will give you a good return.
