New Buyer willing to buy 1bhk @ Mirabhayander or Nalasopara

Q: As m very new! willing to buy 1bhk at Miraroad-Nalasopara East/West, with legal documents, from legal builder.
Need proper assistance about what all documents i should check, and of what i should be aware of?
Which builder i should not contact ! Pls Share your experience..

Yes Sunil,
All property sales will be held illegal unless the transaction is by means of a sale deed duly stamped and registered. After collecting and checking all the documents, you have to register land/ property at the Sub-Registrar or the Sub District Magistrates of your area.

In absence of Occupancy certificate:- At the time of possession, the builder has to send your details to the authority concerned, who will then issue your occupancy certificate or no-objection certificate. These are important documents to have because an OC proves that the building you plan to occupy has been built as per the approved plan. Unless you have an OC, basic amenities such as water and sanitary connection are also not provided.

If you don't trust the builder, you can get the document from a municipal corporation or sub-registrar. Vigilance is the key. If relevant documents are not available with the seller, registered documents relating to the same construction are available at the relevant sub-registrar's office. Documents that are registered are available for public inspection.

Apart from that ask when is the project getting completed and which month is the handover of property ? How will they Charge till then because this will attract PRE-EMI this is an extra charge and not same as EMI. Get dates in written and terms if builder not able to give on time.
Ask the builder about the Carpet area and Total super built up area and what will be written in Agreement.
Ask what all utilities and facilities are in built provided upon sale like Fans, Furniture in kitchen, Home UPS/Inverter etc.

At many far suburb locations of Mumbai like Nalasopara & Virar, some / many properties don’t have OC and instead get something called ‘Collector Passing’ certificate. This kind of properties are not entertained by leading banks, yet some small co-operative banks do sanction loans.

Hi,
Things to ask to Builder before buying property:- 1) Title clear papers for property on which flats are built.
2) Completion Certificate which is required during registration and stamp duty process and also during resale in some cases.
3) Check if the property has Occupancy Certificate with builder, If not what are the reasons. Common reasons being the FSI of that property used in some other constructions.
4) Ask for the funding banks like HDFC, ICICI BANK, GIC etc are already tied up with builder it is a good sign of saving yourself from non well known and fraud builders.
5) Ask for sample flat and building plan. Also ask and see the floor plan that gives the idea about surrounding and spacing.
6) Ask for additional charges above the charges they show to you like any legal fees, parking fees etc which sometimes is not said in first meetings.
