I want to buy in the aforesaid premises at the @ of Rs. 500/- for 500 sq. ft. carpet area in ground floor at the total cost of Rs. 2,50,000/- only. The project will start soon. Firstly you have to book the flat for which you have to pay a lum-sum amount asked by the builder and at the time of registration you have to pay the rest of the amount equal to 20% of the total property value.
While determining the budget for the purchase of property, there are several expenses besides the purchase price that must also be accounted for, such as Stamp duty, Registration fees, Legal fees, Brokerage fees, Society transfer charges (in buildings with societies), Cost of renovation/improving the property, Cost of furnishing the property, Future house tax/property tax payments, Maintenance fees, whether at actual or in the form of monthly payments to a society.
Apart from that the buyer should conduct a search of the property in the Sub registrar's Office, considering the location details of the property and the time period to be checked. While investigating the title, it should be verified that a) The property is in the owner's name, issued by the Revenue Department under the seal of the Tahsildar, b) The property is transferable and heritable, c) The transferor is competent and/or authorized to transfer the property, d) The transferee is qualified to be a transferee, e) The object or consideration for the transfer is lawful, f) The transfer has been made and completed in the manner prescribed by law. Also, all papers with regard to payment of taxes, plan approvals, commencement certificate, electricity bills, and water bills may need to be checked.
