Medavakkam or Madipakkam

Q: Hi,
Please let me know which is the developing locality to buy a flat, Medavakkam or Madipakkam?
Also, please suggest the best developing locality for buying a property in Chennai apart from these.

According to a survey, Medavakkam was named the sixth biggest investment destination among the list of top 13 places in India. The reason is that this place lies just at a short distance away from many of the city's important centers. Adding to it, it is also a calm locality with excellent groundwater facilities and access to all requirements.

In the next 5 years, Medavakkam is expected to outstand all other residential areas in the city in terms of property appreciation. Roads are also being laid again in areas like Shivagami Nagar and Koilambakkam. Medavakkam is the new investment destination.

I am sharing the market trends in this two locality for better understanding of price appreciation . In Manapakkam current rate going on 4900 to 5400/ per sq ft and in Medavakkam price trends is Rs 4234 to 4800 per sq ft.

Nestled between major IT and ITes corridors, Velachery is a locality that developed in the backdrop of the IT establishments. Thus is home to professionals working in OMR (Old Mahabalipuram Road) and GST (Great Southern Trunk), in South Chennai.

However, as area serves several commuters travelling between localities further down south and the ones up in Central Chennai, it suffers from traffic snarls. Thankfully, Chennai Metropolitan Development Authority (CMDA) has widened the Velachery Bypass Road to make the traffic flow better.

Traffic or not, residents here enjoy proximity to the Besant Nagar Beach and the ECR (East Coast Road), while being only a short drive away from the Chennai International Airport. There are some locations within Velachery such as the Velachery Lake, commercial centres along the main roads, and the Phoenix Market City Mall.
