SARAVANAN, Apartment Resident, Chennai
Q: Hi, I am planning to buy a land at developing and decent residential location at chennai. My budget is a bit low, less than 35 lakhs. Could you please suggest a good growing location where I can buy. This is basically not for investment. I am planning to build a house at later date. What about Kovur and East Tambaram? Any other good locations that will suit my budget? Please suggest.

Latest Answer: I dont know of any places specifically in Tambaram or Kovur, but a few days back I heard about Radiance Realty offering Plots near ECR, the project is called Marina and is being talked about a lot, you should check it out, it might just fit your needs. Q: Hi, Please let me know which is the developing locality to buy a flat, Medavakkam or Madipakkam? Also, please suggest the best developing locality for buying a property in Chennai apart from these.

Latest Answer: According to a survey, Medavakkam was named the sixth biggest investment destination among the list of top 13 places in India. The reason is that this place lies just at a short distance away from many of the city's important centers. Adding to it, it is also a calm locality with excellent groundwater facilities and access to all requirements.

Q: Hi, Which locality is developing well now? I heard Medavakkam is better to buy a property than Madipakkam. Please suggest. Also, please let me know if any other area which would be developing in the near future and it is highly recommended to buy a new property.

Latest Answer: Medavakkam is primarily a residential area, there are a lot of gated communities present here. The place has mostly apartment properties with houses and villas gaining second and third preferences respectively. A number of builders and promoters are making use of this place to build luxury apartments and houses in Medavakkam. The rate of appreciation is high in this area, with the current average rate of Rs 4,800 per square and an annual price appreciation of 16%. The rental price for apartments is between Rs 11 and Rs 12 per sq. ft.

Q: How much is the average rate per square feet as of now? Will I be able to rent out the flat, as I have heard that there are many flats in and around that area which are still vacant and waiting to be let out. Also, I would like to know if the rate of appreciation would be good for the flat in the future.

Latest Answer: Can any one tell me the approximate price range per square feet in puzhuthivakkam ,madipakkam area ?if we buy a house in this area after 20 years there will be enormous increase in square feet?now it is 4000 to 6500
