Buying property is not a childish play, you have to research a lot. Verify all the legal documents with the local municipal, connectivity, basic facilities neaby, reputation of the builders, bank approvals etc. better, tale the advice of a legal expert and then proceed.

Yes Srinivas,
Usually one will easily get BDA approval but they don't verify the history of layout/plots. They will approve it and tomorrow if any litigation etc. happens then you are solely responsible for it and you will loose money. I have one BDA approved plot in Bangalore and i have never seen developers after they sold me plot. Till today no water, no maintenance nothing.

Now coming to BDA approved layouts, usually its developer or society who is responsible for developing layout. As soon as they are done away with selling their sites, they don't give a look and developers just disappear. So for any infrastructure issues like water etc. you have to form some association etc. and go and ask BWSBB etc.They usually have one small water tank and that's it.

There is a lot of difference between BDA approved and BDA.
For BDA layouts, BDA is responsible for all infrastructure, water, electricity etc. and there is always 100% guarantee that it will happen. And in case your site falls under any litigation, (the changes of that happening is very negligeble since its acquired by BDA and the chances of any PTCL case or land reforms case on it doesn't exist at all) or if that gets acquired for anything like metro, flyover etc. you will get a replacement plot. Also there will be lot of developments happening in BDA plots like BDA complex etc.

I visited both phase-2 and phase-1 but i liked phase-2, the one which is closer to railway track but didn't like phase-1 as there are lot of revenue land patches. It is BDA approved layout and not BDA layout that means sites are acquired by BDA and allotted by BDA.
