In real estate, group buying can benefit both home buyers and builders. A big discount could save you lakhs. Also, many builders may be willing to participate in such group deals, since they may want to sell their inventory quickly to get much needed cash. Especially in a market in which buyers are shying away due to high cost and many builders are saddled with high debt and inventory.
The concept is based on a simple premise that a group has more negotiating power than an individual. When you buy as a group, you can drive a harder bargain and get a better deal. The seller may not mind, since what he loses as margin, he makes up in volumes, without investing much time, effort and money to sell his wares.
The issue is choice of flats. Suppose, if a group of 5 people go together or someone tells builder he has 5 ready buyers....the issue comes in selecting the flats for bookings...spl if it involves PLC
In multi storey projects...greens facing / expressway facing / green belt facing and between 2nd to 7th floor are No.1 on list......and PLCs are different for all...
Usually 2-3 flats are facing the same side on same floor. So, its not that easy.
Group discount is similar to corporate discount offered by brokers/builders and buyers may get good deal. Better to search interested parties in commonfloor.com or other websites and go together to get group discoun. Buyers or investors would put their interest in new/running projects and those who are also interested… would reply and 4-5 guys can get good discount.
