As far as developer's track record is concerned Mounthill Realty is a subsidiary of Sikaria Ventures established in 2009, having variety of businesses like Real Estate development & services, export & import. At the same time, the company has a series of benchmark residential & commercial projects lined up for Kolkata and Bhubaneswar. Each of it promises to reshape the skyline of the cities forever.
Some of their ongoing projects are Mounthill essence, Bellagio, Mounthill fussion, Bellagio LVL NXT, Mounthill fussion-cOURTYARD in Rajarhat, Mounthill breeze at Jessore Road, Sonartori at Baguihati, Patther Panchali at Garia-Boral, Mounthill North grande at Belghoria etc.
Traffic has been increasing on the expanse and the widening work is necessary to reduce it out.
The Belghoria expressway also connects with this stretch a few kilometers after the airport. NH-34, which starts from Jessore Road at the airport junction and ends at Dalkhola in North Bengal, is one of the important national highways in the state. It passes through North 24-Parganas, Nadia, Murshidabad, Malda and North Dinajpur and joins NH-31, leading to Siliguri, at Dalkhola. At Dalkhola, the highway is connected to NH-31, that goes to Siliguri.
InNovember'15, the public works department has issued a work order for widening and strengthening the 22-km-long NH-34 stretch from Airport to Barasat. Earlier, widening work that had started on the stretch was stopped due to unavailability of land and administrative issues. The stretch is important as it is a direct link with the rest of North 24-Parganas with the Kolkata airport.
Several localities, including Jessore Road and Rajarhat in the northern parts of the city, and Ganguly Bagan, Jadavpur, Garia, Garia Station and Thakurpukur in the south, have seen an increase in property prices.
Areas which have seen an annual increase in rent include the southern localities of Jadavpur, Ballygunj Circular Road, Ballygunge, Prince Anwar Shah Road and Tollygunge.
Property prices in Kolkata have seen 1% increase between the first quarter of 2014 and the April to June period of the year. The real estate market in Kolkata is facing a slowdown with fewer project launches happening in the vicinity of the city. It is also witnessing development in the suburbs, especially in areas such as EM Bypass extension. Construction of a flyover will boost connectivity and will further speed up growth prospects in the city.
Being an upcoming satellite township, Rajarhat is a well-planned locality that is promising rapid social infrastructure development. Its close proximity to Central Business Districts is also pushing the realty demand further. While flats in Rajarhat are being rented out by employees working in and around the IT parks, the new metro route that connects New Garia and Biman Bandar via Rajarhat will attract many investors as the traffic issues in the locality will be practically be removed.
