Hi friends!! I have booked in Runwal Township Phase 2 in A2 tower, the work going on for phase-1 is slow but it is continuously going on. I visited the site last month end, so far i haven't received any letter regarding registration of flat anyone who has received please let me know.
Hello Mr. Jain!! I have received demand letter for slab 17,18,19, 20 & internal plaster for C1. You could possibly ask customer care to provide you with latest pics. I am aware that they have been doing so for few in towers A1, B1 and C1.
I have visited their we portal. In their Web portal no new photos are being uploaded for the latest construction work and at the same time, demand letters are being sent every month. God knows what is the actual progress in project site.
@Sanin, I too have received the same demand for Tower - C1, Floor 13th and 14th + BRICK WORK ). I found the demand out of schedule as per what they had published at the start of the project. So, I had raised a number of questions with the customer care on this and asked them to get the reply on my emails from a senior person. Their VP Mr. Ramnath called me and advised they the BRICK WORK and Plaster work is not linked to the sequential construction plan and can be asked based on the start of the work. Thanks for sharing the info and it gave me a bit of comfort that everyone is being asked for this amount.
I was concerned if they are really doing the work on such pace that they are demanding the money every month. If anyone has the updates then please share.
Hello Mr. Jain, I have also booked in Runwal Project Phase 2- Walk in E2 tower. I visited last month and asked about second phase work but second phase approvals are still balance. Nobody is ready to tell about balance approvals and starting of work for second phase. Every time they tell that next month we will start work and you will get a letter for registration of flat. Nobody is telling about project approvals.
I have also book a flat in Phase 2 . When i visited on Saturday their was no response regarding Registration. they are replying approvals are still pending & it will take 2 to 3 months more. I request all the members who are member of Runwal My City to share their contact no so that we can create Whats up group & update each other about the development.
Hi Friends ! I have also booked in phase 2 Tower A1 and visited the site in April and meet the representative (Lomal mayekar) and informed that due to "Rera Act" there will be few months delay to start of construction for phase 2 as they are in process of approval. I requested them to Provide the Property Approval Code in order to plan for loan. But as advised it can be provided only after receipt of approval by Rera.

Hi Guys, At the time of booking of Runwal MyCity Ph-2, the price was Rs. 4302/sq-ft. and now they are quoting Rs. 4352/sq-ft (BSP). Is it a marketing stunt?
Hi ketal, They have increased from 4302 to 4399/sq-ft. My colleague got booked last week. This is very usual tendency in any project to increase price every week. But these days, speed is slow due to affordability of the buyers.
The property prices tend to increase after pre-launch to launch. Its a common in every real estate. But if the difference is huge, then it can be unrealistic. But the price that you quote seems to be will difference of just Rs. 52/- So in your case, its normal increase. If you really like this project, so should not wait any further and just go and book it. So that you get better choice of Apartments.
Hi, From my personal experience, if you are looking for Realty with Reliability, Runwal is the name I can suggest. Lodha is a big brand, yet it makes the consumer experience on rolling funds from 1 large project to another and results in delay of multiple projects. Whereas Runwal Project are much deadline oriented. Loading in Lodha is too high in comparison. I guess they are trying to cover the entire cost of marketing from their projects. It is also said he has great political connections means even if we try to fight against Lodha for some or the other reason, consumers are going to have tough time.. So I suggest its better to be safe than sorry, Runwal is better option.
I think Lalit is right. All that glitters are not gold. Because delay in project become the fashion for the developer. They roll the funds only and will say that there is delay in approval process. But the ground realty is something different. Suppose, a project get delay by 2 years and in between those 2 years, property price in the locality get increase. In that case if you insist the builder for the possession, their clear cut answer will be cancel the deal so that they can sell the same property to the another buyer at a higher rate.
