Q: Hello guys, i would like to know some details about the area of Neelikonampalyam in Coimbatore. I have to move in there shortly and would like to know a little bit about the locality before moving in there.
Yes, the upcoming IT hub in Peelamedu will definetly have an impact on the real estate market in Neelikonampalyam. I think we will see a lot more development coming in here, with many social and recreational infrastructure coming up in here.
The place is well connected by buses as well. You have bus stops placed at good intervals like the Nethajipuram Bus Stop, Ondipudur bus stop etc from where you can get buses to anywhere in the city and the frequency is good too.
And did you know that a new IT hub is coming up near the Peelamedu area? Peelamedu is only around 9 or 10 km from Neelikonampalyam, and i think this will improve the area in overall, with many people looking for a place to reside in here.
But there is soo much of traffic in this place! Al the roads are completely blocked during the rush hours and it takes hours to clear them! And also, there is too much of garbage lying around. The drains here are over flowing and in some cases, the drain water has come inside the houses in the low lying areas as well.
Hey due to the area proximity to the international airport of the city and as it is close to the National Highways, This place has a very good real estate value. RIght now the price may be low, but i am sure that if you invest in here, you will be able to get some good profits in the future,
The connectivity of this place cantget any better, you know. It is very close to the center of the city, and you have the Siganallur railway station right in this locality itself. The Coimbatore International Airport is also as close as 10 km from this place
The real estate market in Neelikonampalyam has taken a hit recently. The prices in this area has dropped drastically in the past few years actually, I remember when the prices were close to 8000 rupees per sq ft in July 2014, which was the highest price in the area ever. and then they suddenly dropped and now they are close to 3,000 rupees per sq ft.
Actually the price of the independent houses in here is also somewhere close to that only right now. In the case of independent house, the price os around 2,400 rupees per sq ft or so. So i think you will be able to find a good independent house for yourself in about 35 to 40 lakhs.
The price of the residential plots and land in here is very high actually and there is very less land available. The present price of the residential layouts in this area is around 2,200 rupees per sq ft, where as the average price in the city is close to 1500 rupees per sq ft or so.
See this area is actualy located startegically, with the Trichy road and the Avinashi Road and the National Highway number 47, which goes to Kanyakumari and Kochi near it. That is why actually the area in here was developed early only.
This place has a lot of facilities around too, you have good schools and educational institutions around like Bridgewood High School, Sri jayendra Saraswathy Vidyalaya, KRN matriculation and ARN matriculation School. There are some good hospitals too like Sriram Hospital, Rajgopal Hospital and Rani Hospitals.
Hey this area is a very developed place, actually. It is close to most of the famous localities round lke the Avinashi Road, Peelamedu and Siganallur. Around 70% of the area is covered with apartments and residential houses actually.
Hey the area of Neelikonampalyam is a very popular area in the city of Coimbatore. It is very densely populated and there is barely any place left in here as it is a preferred residential area. It has a good blend of commercial shops and housing units.
