Agricultural land purchase formalities

Q: Hi..after an agricultural land is purchased by a developer, what are the conversion charges(for converting to residential), registration charges and stamp duty to be paid in Bhopal, M.P?

Also from which all bodies do I need to take the NOC in Bhopal?

Hi pramit, conversion of agriculture land into residential land was depend upon state level law , rule and procedure. generally: first you have to pay the relevant fee for conversion , normally it is rs 500 and take relevent form. secondly filly all form with stamp paid and also you have to take certain NOC relavent to fill the document. and lastly submit dully fill form to the office.

1. The Rs. 500 i guess is for converting agricultural land for residential purposes in masterplan area. Can a developer convert agricultural area for residential development outside current masterplan?

2. Is there any official document/act listing the process you just said?

An application for conversion of the agricultural land for non-agricultural purposes shall be made before the competent authority in the form prescribed along with conversion fee as specified under Section 4 of the concerned act.
If the conversion fee so paid as per sub-section (2) is found to be less than the fee prescribed under Section 4, a notice shall be issued by the competent authority to the applicant within 30 days of the receipt of application intimating him the deficit amount.
The applicant shall pay the deficit amount indicated in the notice issued under sub-section (3) within 15 days of the receipt of such notice.
In case no intimation is received by the applicant within 30 days about the deficit payment of conversion fees, it shall be deemed that the amount paid is sufficient for the purpose.
