How is the apartment?

Q: Looking to buy a flat in this apartment but suspicious as to why so many people are selling their flats? Any particular reason?
Is this property A Khata? Is it bank approved?

@Vivek, Have you booked an apartment? There are 2 and 3 bhk apartments available for sale. The price of the apartment ranges from Rs 21 lakhs to Rs 60 lakhs approximately.

The project is 'A' Khata and BBMP approved. Hassle free property in this location. It is well maintained properly and maintaining property in that location. We invested 1 crore to repaint and providing the highest security in that locality than anyother apartment, by risen walls and having barbed wire, sharp glass protection, and with several cctv cameras, with north east security. The land share of the apartment of size 1430 is around 380+ square feet. Undivided area, this is the highest in that area. On road property, the price in that road is nearing 10 thousand + per square feet on road, which comes around 40lakhs the land price alone. The main reason for selling is the owners (it is around 10) want to get money in hand and people like me want to get into business. This is the only asset I have, so i can use this money in addition to some money in hand to start a decent business. I havent put my property on sale. .

Vivek - I feel people sell apartments for the following reasons.
1. If it was an investment property, people who booked wanted to make money and not live in the apartment. Check if the legal papers and the apartment is built as per approved plan. If so, then you could get a good bargain.
2.The best time to sell apartments are from -1 to 5 years...ie almost completion to within 5 years before completion.
3. Check the land share of the property. If the land share is way too high, then it was built and sold to people in the peak bubble. Calculate the land share, based on the approved plan.

As per my knowledge, The project has been approved by BBMP and A Khata . There are both 2 and 3 bhk apartments available for resale in this property. What is type of configuration you are looking for?
