Q: Hello, I have a house that is in a sense illegal as it in an unregularised layout.. That's when I heard about the Akrama-Sakrama news. There hasn't been much news about it. Has anything changed yet?
So here's where the properties will not get any approvals. 1) Buildings on or near storm water drains, tanks and other rive beds and canals. 2) buildings that are under high tension lines. 3) Buildings that are in the buffer areas of rivers, canals and other such places.
The regularisation fee will be in addition to the regular charges that is levied by the competent authorities. According to this proposal, the regularisation fee for land use violation is five times more than the fees prescribed.
The government has however has not made up any decisons as to what can be done about the houses that does not adhere to the guidelines even by a single percent. So it has said that it is ready to go with the court's directive and that it will follow the court's decision.
There are other places too in continution of the previous answer. 1) Properties on land that are reserved for parks, open spaces and playgrounds. 2) other than that developments in basements, 3) properties on agri zones, and green belt areas.
The funds generated by this move will be used for good things by the government. Atleast theat is what they are claiming. They say that mobilised through Akrama Sakrama will be used for the development of infrastructure and creation of parks and open spaces in the state
Oh. That is not bad. The penaltes are much worse if your violations ae more than 12.5 %. I think this will cost you a bomb. The percentage of fines will be around 35 % of the present market value.
Whoa! Those are some huge numbers. So this will definifelty stack up the Mysore City COrporation and the MUDA's cash banks to a lot and you know now they can't hide behind reasons to show for thier ineffeciency in completing the works.
I tell you what, if you have a commercial building that has not been regulaised then things could get a lot more expensive. Basically you will have to shell out over 25 % of the market value if the violations of the property cross anywhere upto 12.5 %.
Hi. I think this is a great move by the government in terms of the money that this whole pocess will generate. Of course it has to be too. DO yu know how much the government is expecting to collect out of these proceedings? ABout Rs. 10,000 crores to 15,000 crores from all over the state.
The penalty for those house which exceeds violations by more than 25 % but is less than 50 % in total then the fines that you are expected to be about 8%. Brace yourself for more such fines.
So you will have to pay over 6 % of the guidance values of the irregular portions if the violations is anywhere less than 25 % in total. Note that this is for residential projects.
You know you wont get it easily though, you might have to shell out a lot of money to get it dome. Basically the government has issued a list of the penalties that you will be asked to pay.
Also you know if your house is not regulairsed but if your plan for the house does not be violate the master plan and the zonal commission's regulations then your can be regularised so I think you can take a sign of relief.
Here's something if your house 1) has been developed despite approvals from the zonal commission's regulation and the master plans you can regularise your house. 2) if you have the property approved but havee decided to alter its dimensions a bit without making the required changes then too you can.
So not all of the house will be regularised. The government has come up with a hand book that has all the guidelines as to the types of houses that can be regulaised. I think if you take a look at it you will know.
In case, you don't knnow what Akrama-Sakrama is. It is a drive by the Karnataka government wherein they accept applications from residents in areas that are regularised. They will check if the house or property adheres with the guidelines and if it does they will approve it.
Hello. There is some really good news for you. The karnataka government have finally worked on the details and after a long long wait of about 4-5 years or so have finally decided to make the akrama sakrama scheme happen.
