Yeah. I agree. Ready to move in projects are comparitively lesser in number than the under construction projects. buyers will have to wait a minimum of two to three years for these projects to be ready and for the possession.

See, this has two sides if you look at it. In one way, the end buyer is havinga lot of choices, and there are a lot of projects that are coming up, but in an other way, not many newly launched projects are available for occupancy right away.

I think you are correct. There is a lot of unsold inventory that is left in the residential market as of now, and now they have to be sold and cleared first for the new projects to have any scope in the future.

This is actually effecting the real estate market in the city as well. There is not much improvement in the real estate sector of the city, and the entire market in the city is looking dull because there are a lot of projects that are under construction.

Yes, actually. This is one reason why the residential market sector in the city has not picked up in the past few years. There has been certain amount of improvement in the commercial market and the office spaces in the city, but the residential markets do not seem to be picking up speed.

Yeah, also builders usually need to get government approval to convert agricultural land or even land specially designated for industrial purposes into a residential area. In addition, there are environmental and municipal clearances to take care of. On top of that, you need to find out if the builder has the authority to transfer the undivided share of land to each flat owner and the entire plot to the society, on completion of the project.

In case you are planning to invest in some of these projects, then the first thing one should do in the case of projects that are still under construction is to make sure that the builder has all the necessary approvals in place, without which it would be considered illegal. The first of these is the permission to develop land into a residential complex.

Yeah, most of the under construction projects are in the western IT belt areas such as Gachibowli, Kondapur and Miyapur. About 90 per cent of these residential projects are offering 2 and 3-BHK apartments in the price range of Rs 30 lakh to Rs 2 crore. These projects are being offered by both local and renowned developers.

Yes, now keeping the real estate market of the city in view, even the Hyderabad Metropolitan Development Authority (HMDA) is allowing builders to pay develop ment charges and other processing fee in installments to help them.

Hey, you have heard right. Almost close to 55% of the residential projects in Hyderabad are currently into various stages of construction. And they are offering possession in years from 2015 to 2018.
