1. Commission all around , Builder and his brother and their Father. Nothing is possible without commission - Your Interior work, Cable TV connections, Broadband
connection etc etc.

2. Price for one extra electrical points is 1000 to 1500 taken by builder actual cost is around only 500. They will tell all builders like Shobha takes the
same price. But look at the property, it cannot be compared with Shobha. Extra Granite charge is 500 per sft. Granite is so cheap , you get it only in 70 per sft
Extra wall tiles for kitchen which can never come above 100, even you put best onces they are charging 200 per sft. They will tell that they will give discount
but even after discount they are charging very high.
For interior work, they are charging 7000 for
electrical, way too high.

3. OC not applied. Lift has not arrived even after 1year of delay in project

Hello All,

Please note that the project that they are doing are delayed for minimum of 6-10months.
The builder makes tall claims that they will finish the work within a month when actually
in the sterling they have not even started the plumbing work. The tiles also not started.
The CP fittings are cheap and the tiles are not from Kajaria. Please do not trust the builder
he is good and taking and fooling people. He has invested in other project all the money from
sterling hence he has delayed it. The important part is that he will tell that he will finish it and
is forcing for registration before even completion of building.

0. The project was started pretty late in the beginning it self.
1. From June 2017 to Sept 2017 - Only progress is the back side plaster.
2. From March 2017 to Sept 2017 - He could not finish the block and plastering of just 20 apartment.
3. He told earlier that it will be completed by Feb 2017. Now he is telling Jan 2018.

Hi, I am one of the owner of the Saibya Senary. We are very much satisfied with the builder. They have always satisfied with all the requests we have come up with. Construction is in full swing and its expect to get the possession on time. Construction quality is beyond par and there are some really good features which makes it a premium Apartment. FYI We have a Owners Common Floor Group as well as Whatsapp Group. Only owners are allowed to Join.

My friend, I visited Saibya office few weeks back. I am an Architect by profession and the poor guy didn't know that. I observed that there is at least 20-25% deviation in the apartment by comparing the BBMP plan and the brochure. They have done lot of irregularity in Balconies and Toilet ducts. They have even built extra toilets which are not part of BBMP plan. Please be aware of this.

Got all documents legally verified for Saibya Sterling. My son Sandeep Sasi has booked a flat there. He got all papers verfied by legal consultants called NEXT LEGAL who are pioneers in matters related to real estate. Their cost is a bit high which is Rs 12,000/-. Yet, it is worth it considering the hassles faced in Bangalore. NEXT LEGAL asked 10 more documents during the course of verification apart from the 350 documents submitted to them. Saibya Structures were only too glad to oblige. Finally, the legal firm gave a "go ahead" signal for the deal.

Saibya Structures is new to Bangalore. Saibya Sterling and Saibya Senary are two of their first projects. The next one in the offing is Begur Road. Being new, there is no previous track record. But they are keen on building a good reputation. Their staff seems to be co-operative. They have promised a clear title with OC and CC which are important. All these would be clearly mentioned in the agreement. Saibya Sterling location is excellent and the project envisages many facilities in one acre of land. It is expected to be completed in April/May 2017. Bank tie-ups for loans are there. Prices are reasonable too. As it is difficult to come across such new projects in a prime location like HSR Layout it could be safe investment considering the frankness and transparent attitude of the builders. Since they would like to earn a good reputation hoepfully, they wouldn't take investors for a ride. There is of course a slight element of risk. But weighing all factors, it is worth the risk.

Saibya Structures are new to Bangalore. So it is not possible to ascertain their track record. Both their projects SAIBYA SENARY and SAIBYA STERLING are their first ventures. They have a fantastic website but so far as purchasers are concerned that is not enough. Their performance should be good, they should have tie-ups with banks for loans and last but not the least they should be able to provide Occupany Certificates on completion (OC). OCs are not provided by a good majority of 2nd tier and lower tier builders which results in incomplete ownership. So OC is of prime importance. Prelaunch offers by lesser known builders have this drawback. After all nobody wants his or her hard earned money going to nothing.

SBI , LIC and many other leading banks are sanctioning loans for the project Saibya Senary, The project has BDA Approval. Total number of appartments are 175. The project is already launched and the possesion is in feb 2017.

Which banks and sanction authority has approved the project? How many total apartments will be there in this project? When is the project getting launched?

The plan will be approved by BDA which is still awaiting and all major banks have approved the project. There will be 2 BHK (123 Apartments), 2.5 BHK (8 Apartments) and 3 BHK (44 Apartments). The expected launch of the project is by 1st of September.

You can go for HSR layout. Hosur Sarjapur Road Layout is popularly known as HSR Layout which is settled in South-East of Bangalore. The region has attended great uplift in the residential projects and partially the commercial projects. Can anyone provide me some detailed information about the project as one of my colleague is looking for an apartment within affordable budget?

Saibya Senary offers 2, 2.5 and 3 bhk apartments with size ranging from 954 sqft to 1519 sqft. There will be 6 blocks with basement+ground+3 floors and the project is spread over 2.25 acres of land. The project is expected to get completed by February 2017

Saibya Sterling,FRAUD DEVELOPERS BEWARE

1. Commission all around , Builder and his brother and their Father. Nothing is possible without commission - Your Interior work, Cable TV connections, Broadband
connection etc etc.

2. Price for one extra electrical points is 1000 to 1500 taken by builder actual cost is around only 500. They will tell all builders like Shobha takes the
same price. But look at the property, it cannot be compared with Shobha. Extra Granite charge is 500 per sft. Granite is so cheap , you get it only in 70 per sft
Extra wall tiles for kitchen which can never come above 100, even you put best onces they are charging 200 per sft. They will tell that they will give discount
but even after discount they are charging very high. Attached is the sheet from Saibya Structures,Bangalore. For interior work, they are charging 7000 for
electrical, way too high.

3. OC not applied. Lift has not arrived even after 1year of delay in project

Saibya Structures Pvt Ltd was launched in 2013 and Saibya Senary is their first project which is under construction. So cannot comment on the construction quality etc.

Yeah....very true...that's what..looking for the advice whether to invest in Saibya Sterling or not... because the location is good...but not sure about the builder...

Hi Renuka, If you have not booked a property in this project , you can look for projects like Celebrity Square, MJ Lifestyle Amadeus, Bren Paddington, PSR Aster, Asset Elvira and Mana Karmel. All this project are from reputed builders and the completion date is by 2015 end.

0. Possession delayed by 12 months still counting..
1. Cheap granite in common Area.
2. Common Area Railings very cheap.
3. All Sanitary items cheap.
4. Cheap finishing work in Civil.
5. Builder is very stubborn. He tells you can go for legal as you wish.
6. 30 rupeess cheap tiles for flooring.
7. Painting very cheap - No colour option.
8. Too much watery Putty. That too not done properly.
9. Extremely poor tiles work finish.
10.No water supply. Builder is avoiding making another Borewell.
11.Carpet Area only 70-71%. Please check before buying.
