Q: Please could someone give a holistic view on Purvankara builders. I have seen many comments stating that there have been several delays at the time of possession. Although, they are reputed builders, they have delayed projects by 1 to 2 years. Any idea if this trend will continue or change for the better?
NOT GOOD, PATHETIC Service and very poor response from their staff or manager on any query. Demand due date is only 8 or 9 days, and it is without any reminder. They keep adding Interest on the customer. Bad and pathethic works. Choose some good builders.
Puravankara just sound a good name and they spend a lot on marketing. Construction quality is poor as the construction is given to 3rf parties. The CRM is worst. They wont respond to customers. After putting more pressure, they will talk to you through their legal team. For quality of construction, check with any of the Purva palm beach customers. Door knobs coming out, door frame or casing has started cracking in multiple flats. Its not even an year since people started living there. On reaching out to the builder, they say, during possession you had inspected. Now its not our responsibility. Though as per rera they are responsible for next five years. Windows in higher floors have started coming out. yes, window frame is getting separated from the wall. This is the situation in one to one pt five yrs of possession. God knows what more is in store in the future.
Please stay away from Puravankara Project to save your hard earned money, they lack commitment and unprofessional with customer. I bought a Flat in Purva Bluemont, its a ready to move in flat and found damages listed in subsequent slides. The joined inspection was done on Nov 2020 and i was told these damages will be fixed in 2 weeks. Its been more than 3 months, no sign of fixing the snag and no response from Puravankara team even after continuous follow up.
Employees in Coimbatore does not have any responsibility, authority & accountability. My queries have been routed to Bangalore, I thought of interacting with Bangalore team but ended up talking to customer care and my queries routed back to Coimbatore team again. Its a matter of 40K rupees tasks, due to the delay i ended up paying 1Lac rent and interest on housing loan. They neither complete snag work or handing my flat in as is condition. I strongly recommend to stay away from Builder like this.
My experience with Purvankara has been great! The property in which I Invested was delivered on time and project as well was completed as per the agreed duration. The infrastructure here is very premium and the building is constructed after very conscious thinking and planning.
I visited one of the project Purvankara Highlands Bangalore and had the worse experience ever with the developers. Inefficient and very unprofessional behaviour of Mr Akhil, Sanjay and the entire management team. After my first visit I expressed my interest for 1 of the flats and also mentioned to the sales team over there regarding the urgency of the deal due to critical medical condition. Considering the entire situation and emergency condition the sales team started the tantrums with the terms and conditions agreed before. Initially it was agreed to paint to flat and do all rectifications required but later they mentioned flat will be handed over in as it is condition. Since I was in urgent requirement, I agreed to do all repairs and corrections on my own but this did not satisfy the greed of the Sales team and management and again started to play around with price which was agreed. I went to Purvankara considering it to be reputed builder but they are fraud
Hi, Never ever go for this during 72hrs offer days or any of that sort. Before swiping your card for booking amount read the instructions clearly, so that you dont end up losing your hard earned money if you just listen to sales executives verbal promises. They tell everything in the world to convince to give them booking amount. For any reason if you are planning to cancel that then you just forget your booking amount, they are not going to give a damn about your emails or calls as they are not worried about your situation or you anymore once you intimate them about your cancellation. I strongly advice all to review first, think 100 times and then invest wisely.
I think the project is getting delay due to major initiatives take by the govt the last couple of years. Demonetization and RERA may be the cause of delay otherwise, Purvanakara has a good repo in terms of possession. They always give possession on time. We can not judge a builder by a single project delay.
hi, I have booked purva270 by paying a booking amount of 3 lakhs and was assured that if i go for cancellation then i would be refunded the entire amount. Due to some accidental problem, i was unfortunate to go ahead with the purchase of flat. so I requested for cancellation, Purva team initially gave me false assurance and hope for refunding the entire booking amount and later on played with me and cheated me by not paying the booked amount. I would like to bring notice to everyone that before going ahead with purva flats be aware of such kind of deceiving act.
Hello Sanjita, Delays can also happen if the developer is out of funds, or the bank is not ready to finance his project. Some builder do it intentionally to earn extra without following the norms. And after implementation of RERA in the state, builders are taking precaution because they know that they have to pay a huge amount as a penalty if they are unable to deliver the project on time.
Yes, i agreed with Daksh. Almost all the projects are getting delay due to demonetization and RERA. The builder like Purvankara cannot play with their goodwill and reputation in the current real estate markets where there is a tough competition. I am not taking the builder side and just giving my view as a common people. Many of my friends and relatives have invested in their project and get their possession on time. Purvankara is known for on-time delivery of their project.
I Strongly agree with Sanjita. I am the recent victim for this and once booked just forget that amount if you are cancelling it. I had booked a flat in Purva park square 5B 1308. I will be happy at least If I could help other customers for avoiding them to fall for such cheap tricks during 72hrs or Big mela or whatever name they give it.

Hi, Purva is just a better name to here. Workwise they are the worst. Once you buy any property from them all your nightmare dreams would start. Theybwould just start blackmailing and no respect for customers requests. They never listen to you, instead keep on adding unnecess charges as rime goes on with their own reasons. They won't even give justifications.All rules are are one sided with purva. No one entertains the customer at purva whatever situation you are. They just want to cash in with u. So avoid Purva from my point of view. While initiating the talks you ll hardly can anticipate these issues.
We can not blame the builders every time. You are investing in a property and never try to know the ground reality. You are going to invest your lifetime hard earned money and do not want to spend a little more on a lawyer or a property expert so that he could verify all the legal documents and alert you from the future trouble. Secondly, it is our prime responsibility to read all clause before signing any property deal. Do your all due diligence before investing anywhere. Money once goes will never come back.
I invested the money after going through infantry homes. They too are just brokers for their commissions. Just avoid these realestate deals wait wait and wait. They cannot out smart buyers. Wait till they collapse soon. As their deep pockets are gonna run dry. Instead put the money in a bank to get that advantage or buy a ready to move in property
HI All, agree with all of you, Purvankara doesn't care for his customer, very poor service , their agreement terms and conditions are only in favour of the company not in favour of customer or even as per the standard in the industry. they will find all possible channels to charge the customer and take money and deliver at higher cost the poor quality product.
Over two years of delay in the projects. Very poor floor plan and substandard quality of construction. They have not responded to any queries or requests despite asking for time to time payments. Definitely do not recommend this builder
I have bought 1 flat, construction quality is very poor, they put low quality pipe fittings, because of that within a year my flat walls completely gone, if there is photo upload option i would have shown you people, and i bet you will not go for Puruvankara/Provident Projects, they are not ready to rectify the problems, they have noted complaints but no use, this complaint registered before they handed over the key but still they are not ready to do it, i suggest not to go for Purvankara/Provident, no proper response to calls and mails

Yes, Dharmaja, Puravankara Developer has successfully completed more than 15 projects and their area of operation is Bengalure, Chennai, Coimbatore, Kochi and Pune.
Some of their ongoing residential projects are Purva Sunflower, Sky Conds Series, Purva-270, The Waves, Purva Silver Stands, Purva Evoq, Purva Scarlet Terraces, Purva Bird of Paradise, The sound of water and so on.
May be one or two projects may be delay due to approvals but i don't think that the builder has any bad reputation in realty market of Bangalore.
Hi, A delay in giving possession can be due to various reasons such as pending municipal approvals or some dispute. Or if property prices are rising, the developer may intentionally not give possession in the hope of making buyers pay more even if the agreement has been signed at older rates. This will not reflect in the sale agreement. I think it will only change if there will be strict guidelines set for the developer.
Hi shaunak, I think some initiatives have been taken by the Modi Government. Delays can also happen if the developer is out of funds, or the bank is not ready to finance his project.
