Is it a good idea to Invest in site/plot?

Q: Cannot afford to but apartments worth 40-50 lakhs but I have a budget of 10-15 lakhs and I am looking to buy a plot/site in bangalore so that I can capitalize on the returns in next 5 yrs. I'll pay 2-3 lakhs upfront and rest of the amount ll be on the bank loan. Is it risking to buy plot/sites for investment as I am being an non-localite.

Investment in plots is better then apartment because difference in land prices is huge and chances of appreciation are higher in coming years. Flats need maintenance and structure's value depreciate with time. No such case with land. With respect to floor area ratio, demands for plots is moving up. The most important reason is barren land is decreasing and in future demand is going to rise. So make use of those which are available and construct whatever you want.
