Occupancy certificate

Q: Question is regarding occupancy certificate. Is it mandatory ? Most of the builders dont provide and evade the question when I ask them about OC . I came to know that the flat owners have to pay heavy fines when they are reselling the flat and are not able to produce OC.

Occupancy certificate should be demanded by all buyers from their builders. Unfortunately there are so many deviations done by the builders these days. The buyers who are unaware of these gimmicks are getting stuck in such projects. I just came across these services from Zippserv where you can find civil engineers who come and inspect the site and let you know if the building will be eligible for getting OC and A-khata. Hi, I want to know that after the Occupancy Certificate is issued by BBMP, can the builder do any kind of modification.

No change or modification or additional construction is permitted after the occupancy certificate has been obtained.

If at all they are doing either of these than the Occupancy Certificates issued to these occupants might be cancelled or revoked or withdrawn.

I am planning to buy an apartment and have inquired around 6-7 projects in different localities in Bangalore. In some of the project builders are not providing OC, Why so?

No occupancy certificate means that the building has not been given a 'Pass Certificate' by the concerned authority. As such, it does not have all the mandatory infrastructure or clearances that make the building inhabitable.

The Karnataka Chief Minister said that the government plans to take stringent action against those errant builders flouting building bye-laws by not providing home buyers with an Occupancy Certificate. Thousands of home owners are facing a similar plight of not being provided with an OC.

Hope you know about the Worli ( Campa Cola Society) demolition. Flat owners have been asked to leave just because they did not have the occupancy certificate

Occupancy Certificate is mandatory for any builder before he allows people to take possession of the property. This certificate was made compulsory by the BBMP to ensure proper construction in the city.The occupancy certificate is obtained at the end of the construction. Once the builder applies for the certificate an inspection is done to check if the construction has happened according to the sanctioned plan.
