Hi,

Has someone booked a flat in Shreeji Harmony ? Whats the best rate in this project ? 15500 is for ready flats but for under construction project with Dec 17 as possession date, one can expect lower rate too ?

Can someone share the best possible rate for the project ?

Also is car parking included in the rate ?

The builder is quoting Rs. 13000/sq-ft. for Shreeji Harmony. Is the quoted price reasonable? What is the current residential property rate is going on in the locality? I also heard that apart from the mentioned price there are some other hidden charges. Can you tell me what are those charges?

Hey Manish,
The current residential property rate in Mulund West is Rs. 15500/sq-ft. adn you are saying that the builder is charging Rs. 13000/sq-ft. I can only say that the values may vary and depending on the location, infrastructure, amenities, facilities and other related issues.
Some of the hidden charges that you may have to pay at the time of property registration are Service Tax - 3.708% i.e. equal to Rs. 587607, Other Charges (On Regn.) - Rs. 8000, Advance Maintenance Charges for 18 months - 153594 and Legal & Society Formation Charges - 5000, MSEDCL, Sub-station water charges - 110000.

It will be like 10% booking amount, Execution of agreement - 10% on completion of plinth, 6% on !st slab (within 30 days of token, on 2nd to 5th slab-6%, on 6th to 10th slab - 6%, on 11th to 15th slab - 6%, on 16th to 20th slab - 6%, on 21st to 23rd slabs with overhead tank - 6%, on masonry work - 6%, on internal plaster - 6%, on external plaster - 6%, on tiling and plumbing - 6%, on aluminum, painting & electrical work - 5% on compound wall & filing work - 5%, on compound walls & filing work - 2% and on possession - 3%.

Hi Sunil,
The carpet area of 1BHK will be 763 sq-ft, 2BHK will be 1136 sq-ft and for 3BHK will be 1526 sq-ft.
Total cost of a 2BHK will be Rs. 1.58 Cr. In which Registration Charges will be Rs. 792350 @ 5%, Stamp Duty - Rs. 30000 and VAT - Rs. 792350 @ 1%.

Well Abhjit,
No, i was just planning to buy property in Mulund West. As per the word with their sales guy i found that Shreeji Harmony is a BMC approved project and BOI, Axis, HDFC and SBI have approved as well for housing loan.

This project is currently under construction phase and 2nd floor slab work is going on.

For Shreeji Harmony, Mulund West, you have to pay 10% as booking amount and 26% within 45 days.
And the current residential property value in the locality is Rs.15500/sq-ft.

If you booked your flat within 25-04-2015 in Shreeji Harmony, you will not have to pay Rs100/sq-ft. for floor rise.
