What is the difference between a row house and villa when it comes to the plot area or the UDS ?

Q: I am currently looking at two projects one is a row house and the other is a villa.
For the Row house the builder said we would be getting only the UDS(Undivided Share) whereas for the villa it is the Plot area(Where the villa is built in ) + UDS

So considering this which one is better both are at same location and the villas price is only 30 L more.

Villa is the better option as you can do whatever in the land you own. In the undivided land, you cannot do anything.
