Hi, I have booked 2.5 BHK, while selling, builder tell me 1335 sq.ft. buitup area but when I get allotment letter, builder mentioned carpet 788 sq.ft. and it is very high laoding of 41%. Not sure what to do. Agreement has not been done yet. What to do now ? Please advise.

You haven't mentioned about the project approval? As it is very necessary for the first time buyers to check all the necessary approvals before buying property anywhere in the country? Which all banks have approved this project?

Yes, it is very necessary for the buyers whether they are first time buyers or invested in many projects. They must check all the required approvals first. It will give you the idea whether you will get your property on time or not.

As far as Eirene by Runwal Group is concerned, it is Thane Municipal Corporation approved project and all the required approvals are in place. SBI, HDFC, Axis, PNB and ICICI are the leading loan provider.

Eirene by Runwal Group is a residential project, offers 1/2/3 BHK spacious flats. It's sizes are 665 sq-ft in 1BHK, 830 sq-ft in 2BHK and 1335 sq-ft in 2.5 BHK and 1535 sq-ft in 3BHK. This project is spread over 9 acres of land. It is a G+29 storey apartment consists 4 flats in each floor. Flats are available in 8-towers but currently they have launched only 6 towers. The current price is Rs. 7999/sq-ft.

Hmm,
A 2.5 BHKin 1335 sq-ft will cost to you Rs. 1.40 Cr and 3 BHK in 1535 sq-ft will cost you approx 1.65 Cr all inclusive.
They are charging Rs. 5 lacs for booking and yes, there is a floor rise charges and it will be Rs. 51/sq-ft.
