Q: Hi. Can someone tell me how much deposit I should pay for a 2bhk house in HRBR layout? I'm considering houses in kammanahalli, hennur, kalyan nagar etc. My friends said 6 month deposit is fine, but not many house owners are agreeing. What's the right amount?
@ Promod- I'm sure you can convince your landlord to reduce the deposit by a bit. My roommate and I were suppose to pay Rs 135,000 deposit, but my landlord agreed to take Rs 100,000.
Yes, even I've been offered this higher-rent-lower-deposit scheme. Personally, I wouldn't take it because it's a bigger commitment. But if your issue is coming up with the large amount of deposit, you could go for it.
I'm sure there are these exceptions depending on the location and valuation of the property and partly on how flexible the landlord is. Mine wasn't ready to negotiate at all. But I think it's a good idea to aim for a deposit that's not more than 10 months of rent. That seems to be the standard across the city.
I haven't come across any landlord who was willing to take 6 months deposit. I was told that you could tell the landlord to increase your rent by 10% and charge lesser deposit. I don't know if that's even feasible.
Hi Jaishree, same was told to me by my land lord that he is ready to negotiate the deposit amount but he is going to increase the rent by some percentage. Paying 10 month deposit cost a bomb.
It also kinda depends on which part of the area/ the kind of building you're going for. If you're a family and you're looking for a nice home, you probably have to pay the price. If you're a working professional and you're willing to adjust, the older/less fancy building owners are OK with 6, sometimes even 4 months.
@ Drishya, I have scouted these areas for 1 and 2 BHKs and, I've never come across a house where the landlord was willing to accept deposit that's anything below 10 months of rent. To an extent, I think it also depends on the age of construction and how well the house is furnished. The 1 BHK house I currently stay in, was a brand new apartment when I had moved in, so I ended up paying a deposit of 1 Lakh (~12 months' rent) and the amount was non-negotiable.
Yeah, Bangalore is pretty harsh when it comes to deposits. HRBR is quite a student-friendly area though; you might find some nice landlords who are willing to bring it down to six month's deposit. Below that is almost impossible for a 2bhk. We paid 1.2 lacs (6 months') for our 3BHK.
Hey! I moved into a 2 BHK at Hennur cross 10 months back and I payed 10 months deposit. From what I hear, deposits in Bangalore are way higher than other cities. If you're lucky enough they charge you less, otherwise 10 months deposit is standard.
