I inquired for a row house and the cost seems to be about 72L for about 1200 sq.ft. (built-up area, which includes both that of the row house and common area). That comes to about 6000 per sq.ft. It this not exorbitantly high?! True, as Javed quoted, that we can save a lot if we buy a plot and construct on our own, but a gated community has its own advantages like security & common amenities, right?!

Very interesting insights. Thanks for your valuable inputs. I think you are right in some extend that gated community has its own advantages. Javed is also right in some external, what I am thinking that why not we can take the land in gated communities. In Chennai, lots of gated community project is available.

Hello, as per builder salesperson project is almost in the final stage of completion and in Aug 2015 he will deliver a unit to the concerned owner. He also said that only a few units left. I also ask price trends in this area from the sales person and he said that price is appreciating slow but steady rate. In 2013 the average price per sq ft is Rs 4300 per sq ft and currently the average price is around Rs 4600 per sq ft, which show the growth tendency of these localities.

Hi Raghav, Thanks for your quick response. While investing in any property one basic question come into mind are we getting a return or not? My thought in this regards is, one should buy a plot and construct his own house with the help of architects in this location and you need not require to pay such a huge amount. It all comes within half of what they are quoting. The location is providing good appreciation in next 5 to 10 yrs.

Hi Suresh, Recently I have called the builder, he told me that the overall cost of Independent villa available is around 1.43 Cr. Villa ranges from 2325 sqft Built up area on 1600 sqft land area along with row villas and row house independent 4 BHK villa with 2 Car parking, private garden space, balcony and terrace space is one of the attractive project at this location.
