Hello Sir, I have booked in a flat in Raunak City Ph-3. Just want to know what will be the built up area of my flat and how much carpet area am i getting? Secondly, what they have mentioned in Sale agreement? Carpet area or built up? If its carpet area in sale agreement, have they mentioned loading too?
Hi Dev, They have not mentioned the built-up area in the agreement. If we have to sell this flat in future then we have to sell it on the basis of carpet area only and we might be in loss.
Unfortunately this is kind of acceptable practice in the Mumbai Real Estate market (Carpet being 60% of Salable area) 607 x 0.6 = 364
You will be actually cheated if Carpet or usable area for you is less than 364 sq.ft.

The booking amount will be Rs. 51000.

Hi Nilesh, I have visited the project site last week and found that the 85% work has been completed. Brick and plaster work is pending and it will be completed with 7-8 months. As they are giving it's possession in June'2016.
